To the right is the dining room, with French doors backing onto the rear garden, and an opening through to the well sized, bay fronted living room, making this a fantastic, social space.
The first floor accommodation comprises of three well proportioned, double bedrooms making use of the family bathroom. One bedroom benefits from an ensuite cloakroom ensuring comfort and convenience.

To the front of the property is a generous driveway providing off road parking for several cars, and leading to the carport.
The carport backs onto the garage, which has been converted partly into a utility room, whilst the remainder has potential to be used as a bar, or office space for those working from home. Finally, there is a conservatory enjoying views over the garden.
The rear garden is generously sized, and mainly laid to lawn with a patio area for al fresco dining and entertaining.

LOCATION
Oulton Broad is the most southern open water of the Broads and is designated part of the Broads Authority National Park, with a lock connecting to Lake Lothing and the sea beyond. The Broads is a marvellous body of water, used for recreation and leisure, as well as offering a wildlife refuge. The surrounding area is well regarded as a place to live, with plenty of facilities and small town amenities available nearby in Lowestoft.

There are very few places where the Broads waterfront is developed, and nowhere else quite like Oulton Broad. Apart from being the most easterly point of the UK, the port town of Lowestoft is a centre for shopping, tourism and employment, with a culture of its own. Suffolk's largest town, Ipswich, is a commuter's train ride away from London and has large town facilities. However, many residents prefer to use Norwich, which is readily accessible by train or by a forty-minute drive. The city itself is rightly famous for its arts and culture and the vibrant night life; with night clubs, cinemas, theatres and shopping facilities, which are hard to beat. It is the most complete medieval city in Britain and offers a rare blend of history and sophistication, with a modern outlook.
