A delightful semi-detached cottage located close to Oakhill, benefiting from well-presented accommodation, off-parking for numerous vehicles, a wonderful garden and a detached double garage. Viewings highly recommended. EPC rating D.

A door to the side of the property opens into a central kitchen, which has been fitted with a range of matching floor and wall units. Within the kitchen, there is space for a freestanding range cooker (with an extractor above) and space also for a dishwasher. To the left of the kitchen is a generous, dual-aspect sitting/dining room, which incorporates a beautiful brick fireplace with an oak mantel and an inset wood burning stove. At the other end of the kitchen is a modern and particularly useful boot room, which includes the staircase to the first floor and an external door to the side. The boot room offers further floor and wall units and leads to both a utility room and a downstairs WC.

On the first floor, this light and airy cottage has three good size bedrooms and a well-appointed, contemporary family bathroom. The master bedroom is also dual-aspect and has lovely views across neighbouring countryside. Fitted with a white suite, the bathroom comprises a panelled bath with a shower over, a vanity wash hand basin and a low-level WC.

OUTSIDE
At the front of the property is a block-paved driveway which can comfortably accommodate two vehicles. Gated access to the side then opens through to a stone-chipped and flagstone pathway which leads to the main entrance under an attractive timber canopied porch. Beyond, there is an area of patio which leads around to the rear of the property into a fully enclosed courtyard. This part of the garden also incorporates several outbuildings providing excellent storage and further scope for other uses, if a purchaser desired. A gate from the courtyard then continues into the main garden, which is predominantly laid to lawn with planted borders and mature shrubs. Enclosed by fencing, the garden is ideal for a family and enjoys plenty of sunshine throughout the day. In addition, a stream pleasantly flows past the bottom of the garden. To the opposite end of the house as the aforementioned parking spaces, a separate gated access then leads into a further private parking area which includes the detached double garage. With two ‘up and over’ doors, light and power, the garage is a superb selling point, providing plenty of secure storage or workshop space.

The small hamlet of Nettlebridge lies on the north-eastern outskirts of Oakhill, a popular village on the Mendip Hills. Oakhill is located 7 miles from the Cathedral City of Wells, with the village offering two good quality pubs, a primary school and a doctors’ surgery.

Oakhill is well-placed for road links to other local towns, including Midsomer Norton, as well as the beautiful Georgian City of Bath, which is only 14 miles to the north. For those travelling by train, there are mainline stations at both Bath Spa and Castle Cary, which are easily accessible by car.

There are many sporting facilities within the area including various golf clubs and leisure centres. There are several superb state and independent schools within the vicinity, including Millfield, Downside, All Hallows and Wells Cathedral School to name but a few. A wide selection of major supermarkets can be found within the nearby market town of Shepton Mallet and in Wells, which includes a Waitrose.

There are some lovely rural walks available close by too, within Nettlebridge itself (Harridge Wood) and the neighbouring villages.
