INSTRUCTIONS FOR PLACING A BID

Due to the considerable amount of demand and offers already received, we have been instructed by our clients to conclude the sale of Racecourse Farm by asking for sealed bids by 12noon on Friday, 9 May, 2025, by sealed envelope, clearly marked 'Racecourse Farm'. These should be submitted on the following basis: -

1. Best offers in writing, to reach our office by 12noon on Friday, 9 May, 2025, by sealed envelope, clearly marked ‘Racecourse Farm’.

2. Offers will be based on the particulars of sale and will be subject to contract only.

3. All offers to be for a specific sum in pounds sterling.

4. No escalating bids will be considered, and no offer should be made which is calculable only by reference to another.

5. No offers to be made subject to planning consent being obtained.

6. Bids will be considered for the house and formal gardens as one Lot, the additional paddock of approximately 5.4 acres as a separate Lot, or as a whole.

7. The sale of the additional paddock will be subject to a clawback clause, granting the vendors and their successors in title to the land 50% of any uplift in market value, should planning consent be granted for a change of use from agricultural purposes to domestic. The clawback will be for a period of for 30 years and payable on the earlier of (i) implementation of the planning consent for a change of use for the land from agricultural purposes and (ii) sale with the benefit of such consent. A copy of the overage deed is available to be forwarded to interested parties supplied by the vendors Agents. Please ensure that you have read and been advised upon the content of this deed prior to submitting your bid.
