The site is approached via an unmade access road shared with allotment holders and a car park for walkers.  The access track is not included in the sale however a right of access will be granted by the seller.

The property is partly fenced and gated with open countryside beyond and is bordered by an operational STW compound at the front and allotments to the rear..

Gnosall is a large village with a population of about 5,000 (2020 estimate) lying alongside both the Shropshire Union Canal and the A518 equidistant from Stafford and the M6 to the east and Newport and the A41 to the west.

The property is located on the west side of the village upon the opposite side of the road to a petrol station, and is located via an unmade access road leading off the A518 Station Road, shortly before the Royal Oak pub at the junction with Wharf Road.
