There is also access to an insulated storage space currently used as a cinema room and library, formerly the garage. There is a WC, wine storage room and utility cupboard with matte glass sliding doors.

Upstairs there is the main bedroom with adjoining bespoke bath and walk in shower room, and a dressing room. There is a further double bedroom which has access onto the roof terrace which is surprisingly private. The property can be seen in greater detail on the attached floorplan, has the benefit of underfloor heating throughout, solar panels and parking permits available on application to the Cambridge City Council.

Aberdeen Avenue is situated on the award-winning ‘Accordia’ development just off Brooklands Avenue. The development is within easy reach of University Botanic Gardens and Cambridge rail station (approx. 0.5 miles and 0.6 miles respectively).

Independent schools such as The Leys, St Faiths, Stephen Perse and St Mary’s along with Hills Road Sixth Form College are all situated within close proximity (approx. 0.8; 0.5; 0.8; 0.7 and 0.6 miles respectively). State schools for all age groups are available in the City.

For the commuter, Cambridge railway station has fast and regular services to both London’s Kings Cross and Liverpool Street stations from around 48 minutes.

Excellent shopping facilities and cultural amenities are available in the historic core of the city including a busy market square that dates back several centuries and Grand Arcade shopping mall.
