If you are already local to this property, skip to the next paragraph. If you are - like many Londoners - looking at a wide range of areas, West Hampstead is in the London Borough of Camden in north-west London. One of the things I love about this area is that you are surrounded by some of London’s most beautiful areas, including; Maida Vale, Hampstead & Notting Hill. You’re never short of something to do on a sunny London evening!

The transport links are fantastic with Kilburn or West Hampstead stops on the Jubilee Line either side, Brondesbury or West Hampstead stations for the overground & then West Hampstead Thameslink also close by. The bakerloo line is also accessible - but via a slightly longer walk to Queens Park station. Whilst the number of stations makes London highly accessible, you also have plenty of bus routes on Kilburn High Road including the; 16, 32,98, 316, 328, 632, N32 & N98. On road parking is possible via application & payment to Camden Council for a residents permit.

If having a good local pub nearby is on the wishlist, the North London Tavern is nearby and plays most sporting events & Alice House in West Hampstead has a great vibe and selection of independent local beers. A hidden gem nearby is Bohemia House on West End Lane & has a fantastic beer garden at the rear for a sunny day as well as an authentic Slovakian menu.

Every Saturday between 10am & 2pm you have a farmers market next to the West Hampstead Thameslink station. There are stalls for hot food serving breakfast and lunch, as well as; freshly caught fish, free range and organic meat and poultry, dairy products and farm grown fruit and vegetables from the friendly stall holders.

For a Sunday roast - personal favourites involve a quick drive or train/bus ride to the heart of Hampstead where you have The Holly Bush - awarded the AA Rosette award for culinary excellence. Alternatively The Spaniards Inn - also in Hampstead - is an iconic Grade II listed local pub, dating back to 1585 & has a fantastic beer garden for a summers day, as well as a cozy vibe inside for cooler evenings.

Now that you can picture the lifestyle of the area, the property itself is a modern victorian conversion situated near the corner of Iverson Road and Kilburn High Road and is approached via a walled communal foregarden and can either be accessed via communal hallway to the upper ground floor or via a private entrance to the lower ground floor. Accommodation briefly comprises; entrance lobby and stairs descending to the inner hallway, master bedroom & further single bedroom to the front, bathroom and further separate shower room and a third bedroom or study. The biggest selling point of the property is the extended open plan living space; flowing from a modern kitchen with open archway through to the dining area, further flowing to the main living area with windows and sliding doors across the entire rear wall overlooking the garden and roof lights - flooding the room with natural light. The garden benefits from a patio area immediately to the rear of the property - ideal for seating and barbeques - and then has stairs to the main lawned garden area. To the rear of the garden is an outbuilding summer room with lighting and heating ideally suited to be used as a home office or playroom.
