We have also been advised by our client (09.05.2024) that it is highly likely the new buyer(s) will benefit from the transfer of the insurance subsidence claim. This is however subject to final and formal confirmation from the insurer, but is agreed in theory.
If a mortgage is required for purchase, given the subsidence and ongoing subsidence claim, we recommend you speak to your Mortgage Adviser or Mortgage Lender about the situation and find out if lending will be available to you, prior to any viewing or visit to avoid wasting any of your time. Gaining a mortgage is likely to be difficult as there is no certificate of structural adequacy in place currently, although this would follow once the works are complete.
