Little Capton was bought some ten years ago by the current owners, and since then, the house has been beautifully refurbished and extended to the highest specification, with stunning landscaped gardens complementing the overall finish. The works carried out have been exhaustive, with only the finest materials being used, and to give some context to this, the roof for example, was replaced in its entirety with Delabole Slate, a superior handcrafted slate from Cornwall.

The ground floor offers both open plan living and hideaway rooms, with the kitchen/living/dining extending to some 40' across, with three sets of tri-fold doors opening on to the terrace, ensuring the stunning vista is on constant display. The kitchen is well equipped with four ovens, including a steam oven and microwave, fridge, freezer, wine fridge, and pantry cupboard. The wood burner in the sitting area is an additional focal point.

There are two further reception rooms, in the form of an office with doors to the terrace offering superb views, and a cinema room/snug, with gas fire. Stairs rise from the entrance hall to a galleried landing with glass balustrade,

The first floor comprises four bedrooms and four bath/shower rooms, with the main bedroom being the outstanding feature of this floor. It is nearly 30' in length, with an adjoining dressing room and beautiful en suite bathroom. The views are sublime and unusually extend across both Dartmoor and out to sea.

In addition, is a wonderfully spacious and bright, newly built ground floor apartment, adjoining the house and comprising a kitchen/living room, double bedroom, and en suite shower room.

Gardens
The gardens at Little Capton have been beautifully landscaped and planted with a wonderful mix of flowers, shrubs, spring bulbs and stone walling. There is very pretty water feature of two shallow ponds connected by a stream, and a bridge crosses to the garden. A stone terrace wraps around the house, providing the most exquisite place to sit and enjoy the far reaching and superb views, as far as Dartmoor, with Haytor in the distance.
A newly built garden studio provides the perfect office or children's den, and is complemented by a large, decked terrace. The garden beyond is lawn and is bordered by a footpath, screened by a Devon Bank and hedging. To the
front of Little Capton is a large, gravelled driveway, which provides parking for many vehicles.

Outbuildings
The outbuildings extend to over 2,300 sq ft, with the barn currently used as offices and a commercial laundry space for The Eco Laundry, which is relocating. There is a log shed, stores and mobile home on site, which can be removed if needed, however the current owners inherited it from the previous owners, and it has remained in situ ever since.

Little Capton is on a private bore hole water supply, and there is a treatment shed and large reservoir holding tank.

The South Hams is arguably one of the most sought-after waterfront locations in the UK with an uncommonly temperate climate and golden beaches. Little Capton is situated in rural countryside between Dartmouth and Dittisham. Dittisham is a quintessential 'chocolate box' village, with a wonderful mix of cottages and thatched houses, quaint lanes and a large village green known as The Ham, which is situated on the banks of The River Dart.

Dittisham remains one of the most sought-after villages in the South Hams, not just because of its charm, but because it is a vibrant community with two village pubs, post office/general store, a waterside cafe, and a popular
sailing club.

Dartmouth offers an array of shops, boutiques, pubs and restaurants, as well as a cinema, indoor and outdoor swimming pools, three supermarkets, a health centre and a good selection of schools. Totnes is about 9 miles distant and offers a mainline rail link to London Paddington with a journey time of about 2 hours and 40 minutes. The A38, which in turn leads to the M5, is about 15 miles distant.

Dittisham 1.5 miles, Dartmouth 3 miles, Totnes 9 miles (All distances are approximate)
