Description
A very pretty, south facing detached extended cottage looking down towards Portavadie, Loch Fyne and over to Kintyre. Situated in an area of great natural scenic beauty, it has been in the same family ownership for over 50 years and has provided a wonderful Highland retreat for four generations. It would now benefit from sympathetic upgrading and modernisation, while providing a wonderful base and retreat for enjoying peaceful rural surroundings. Upper Deargbruaich is an extended cottage type property which is of exposed stone construction with a smooth render extension, neatly presented under a slate and tiled roof. The accommodation, which requires a degree of upgrading and modernisation is laid across one light, bright and easily managed level and with uninterrupted rolling countryside and waterscape views towards Loch Fyne.

Outer front door to entrance boot room/cloaks housing the electrical switch gear, shower room, workshop/store with window to gardens, kitchen open plan to dining with windows to gardens, formal sitting room with warming multifuel burner, windows and twin leaf doors to gardens, bedrooms 1 & 2 with windows to gardens.

Gardens
The gardens at Upper Deargbruaich are laid predominately to mature lawns which wrap around the extent of the property. The immediate front gardens are level and ideal for alfresco sitting, dining and enjoying evening sunsets. There is a very pretty stream that runs below the Eastern boundary which creates a sense of peace and tranquillity. From Upper Dearbruaich’s elevated position there are wonderful rolling countryside and waterscape views.

Parking
There is a good area of hard standing alongside the property which allows for parking for several vehicles in an unobtrusive manner.

Outbuildings
Dilapidated stone outhouse, general purpose garden shed, open fronted timber log store.

Situation
Upper Deargbruaich is situated in an area of great natural scenic beauty looking down to the very pleasant little settlement of Portavadie.

There are numerous woodland and seashore areas to explore, some with paths and cycleways, bustling with natural flora and fauna.

There are outstanding beaches in the area, some sandy, some rocky. Ostel Bay for example, has a stunning crescent shaped, white sandy beach and is one of the gems of Argyll’s scenic coast.

This area is part of “Argyll’s Secret Coast”, which stretches from Strachur at the top of Loch Fyne round the coast to Colintraive. There are countless opportunities to discover peaceful locations, glens, lochans, rivers and all the wildlife the country is famous for.

Sea, river and loch fishing are also available in the area, as are a number of commercially run shoots. Some of the local estates allow stalking by arrangement.

The well established, breathtakingly beautiful, but scarcely travelled Loch Lomond and Cowal Way “Scotland in 57 miles” long-distance footpath/cycleway from Portavadie to Inveruglas channels the rare hikers some distance away from the cottage.

A short walk along the Cowal Trail is the picturesque Loch Asgog (which is stocked with trout), and the romantic ruins of Castle Asgog, a minor outpost of Clan Lamont.

The Glenan Bay Nature Reserve, 1.25 miles from the cottage, is an unspoilt preserved ancient oak woodland rich in native plants, ferns, mosses, liverworts, fungi and animals. Volunteer-supported leaflets and panels provide excellent information along a gorgeous circular trail for year-round recreation and education.

Portavadie Spa and Marina is less than one mile away and has in recent years seen significant investment in creating a modern state of the art Marina infrastructure, with associated chandlery, restaurant, accommodation and spa facilities. The Marina is fast gaining a reputation among the sailing communities as a must go to destination and many drive to the Marina for culinary days and evenings out.

About 4.3 miles and 5.1 miles respectively to the east of Upper Deargbruaich are the conjoined coastal villages of Tighnabruaich and Kames. The villages are a well-known sheltered anchorage with moorings that are always lively with the comings and goings of boating and yachting craft. One of its highlights is the regular berthing of the famous Waverley, reputed to be the world’s last sea going paddle steamer. Always a sight to behold as she berths at Tighnabruaich pier with day trippers.

Kames has a well-stocked local provisions store and at the centre of Tighnabruaich there are further shops as well as a Doctor’s surgery, and other local amenities that cater for everyday needs. A bus service runs from Tighnabruaich to both Rothesay and Dunoon.

Tarbert is 4.8 miles to the west and there is a ferry service from Portavadie direct to Tarbert, which then provides access to Kintyre and the Western Isles, ideal for bicycle exploration, and island hopping.

The city of Glasgow is 62 miles distant (via a pleasant boat crossing to Gourock) and has numerous retail districts and all the higher educational, cultural and leisure services normally associated with a major international centre.

There are public transport links from Glasgow via Dunoon, directly to Portavadie, as well as via Tarbert and the ferry across Loch Fyne.

Tighnabruaich has a reputable and award-winning primary school and secondary education is available at Dunoon Grammar.

The area is famous for its dramatic natural scenic beauty; yachtsmen and women of the world over sail through the scenic Kyles from the Clyde marinas and on through the Crinan canal and out to the Hebridean islands.

The area offers much in the way of relaxing outdoor pursuits. Tighnabruaich is home to the Kyles Athletic shinty team tennis court and inevitably, a famous sailing school. The spectacular Kyles of Bute 9-hole golf course is a short distance from the cottage, with its magnificent views of the Kyles of Bute, Arran and Loch Fyne.

Full profileProperty listingsHome Report
The business model of Estate Agency and Lettings distribution has changed, no longer do people pour over local papers searching for their dream home; no longer do they need to look in estate agents' windows or queue to discuss search criteria with estate agency or lettings receptionists. In recognising this, we have changed too, we have evolved to develop an efficient business model which pro-actively distributes property globally via our well managed database and digitally via the world wide web. Good systems are important to us, however, Estate & Lettings Agency is a people business, our people have been carefully selected for their scope of property and customer interfacing expertise. We recruit intelligent, clear thinking and articulate property professionals. The team has an average of 20 years’ experience in the industry and we are proud to have been behind some of the most high profile and often complex sales and property asset management deals in the West of Scotland. At Robb Residential we can’t say we are the largest firm, we’re not. At Robb Residential, we can’t say we are the smallest firm; we’re not. Our point of difference lies in our people and in the delivery of service excellence. The Robb Residential team owns and shares in its commitment to delivering that service excellence, and so what we can say with a measure of assured confidence is that we will be the best.
