Situated at the edge of the Cotswold market town of Charlbury with views towards Cornbury Park Estate.

Description

Situated in a conservation area at the edge Charlbury, with far reaching views towards Cornbury Park Estate, Baywell Cottage is a detached property with origins thought to date to the 1800s. The property was extended and updated by the current owner in 2010 with the foresight of environmentally friendly additions including ground source heat pump and solar panels, and today is a comfortable home extending to over 2700 sq ft.

The layout flows well, a generous hallway connecting with the former front door, (now giving access to the garden) leading off are all the reception rooms, kitchen and utility room. There is a dining room with gas fired wood burner, and the drawing room, overlooking the garden, has feature dual room wood burning fireplace. In the extension, the kitchen which is open to a dining-sitting area, has sliding glazed doors overlooking the garden and views beyond. With under floor heating, appliances include electric Aga, work island, with gas hob and combi electric oven/microwave, Fisher & Paekel double drawer dishwasher, Hotpoint double drawer fridge and walk-in pantry.

On the first floor the principal bedroom with views to the open countryside has a dressing area and en suite bathroom. Also on the first floor are three further bedrooms, one with en suite, two with fitted wardrobes, and a family bathroom. Fully boarded loft with pull down metal ladder, electricity and velux window.

Outside, the property is accessed through a wrought iron electric gate and the drive leads to a parking area in front of the detached double garage. There is a useful garden store/workshop room with water and electricity and access to loft storage over the garage. Gardens surround the property on three sides extending to about 0.35 acres, there is a walled garden area with well stocked herbaceous borders, lean-to greenhouse, terrace area to the rear with views to Cornbury, and a delightful orchard and fruit and vegetable gardens.
