There are some smaller fields of pasture, the majority of which are fenced for livestock. The arable and pasture extends to approximately 208.52 acres (84.38 hectares).

The land is interspersed with mature woodland known as Bainton Copse and Cotmore Covert, designated as Ancient and Semi-Natural Woodland and Ancient Replanted Woodland respectively and is predominantly of mixed woodland species. A brook runs through the land with attractive ponds. There is also a dilapidated Dutch Barn which is accessed via a track from Fringford Road. The woodland, ponds and miscellaneous areas extend to approximately 62.79 acres (25.41 ha).

LOT 2
LAND AT BAINTON
A ring fenced block of predominantly arable land split into four good sized parcels and bordered by mature hedgerows. There is access from the Bainton Road and the B4100. Some of the smaller fields of pasture closer to the village are fenced for livestock. The arable and pasture extends to approximately 144.75 acres (58.58 hectares).

There is a belt of woodland with ponds and some more recently planted woodland to the south. The woodland, ponds and miscellaneous areas extend to approximately 26.81 acres (10.86 ha).

Overage / Uplift Provision
The property is sold subject to an uplift provision to the benefit of the Vendor whereby they will benefit from 30% of any uplift in value arising from the implementation of any planning permission for any change of use or development of the site with the exception of agricultural or equestrian uses. This overage period will be 30 years from the date of sale.
