American Barn
American Barn contains eight stables (each measuring approximately 4.0m x 4.5m) with a concrete centre aisle which is fitted with a solarium above. Each stable is equipped with rubber matting, manual drinkers and hay racks. This substantial American Barn can be broken down further as follows:
Rug storage area (2.58m x 1.93m). Concrete floor with a number of rug hanging hooks.
Tack Room (6.27m x 2.84m). Concrete floor and fully equipped with kitchen base and wall units, stainless steel sink and drainer with hot water supply, saddle racks, bridle hooks and timber shelving.
Feed Room (4.37m x 2.87m). Concrete floor and fully equipped with a medicine cupboard, additional saddle racks, bridle hooks, cupboards, shelving, whiteboards and dry storage base units.
First Floor Level Storage (7.9m x 6.0m max & 4.22m x 5.85m max). Timber floor and well lit, this area offers extensive additional dry storage space.

Treadmill Lean-to (4.53m x 4.21m). This open sided building contains an equestrian treadmill, capable of a 10% gradient.
Hay Store (4.10m x 5.67m) Concrete floor and electrical supply providing dry storage.

Stable Block 1
This block built row of four stables (each measuring approximately 3.80m x 5.24m) benefits from rubber matting, manual drinkers and hay racks, together with a Tack Room (3.36m x 2.72m) which is to be partially converted into a toilet and washing machine room. Externally, this stable block has a wash off point and rug racks.

Stable Block B
This timber frame stable block comprises a row of three stables (each measuring approximately 3.77m x 4.33m) together with a Tack Room (2.35m x 1.70m) to the rear. Each stable is fully equipped with rubber matting, a manual water trough and hay feeder.

Dry Storage Barn
The Dry Storage Barn (13m x 18m) provides useful dry storage space for HGV parking or fodder storage. The building is of timber frame construction, open fronted in part, with box profile elevations under a box profile roof. The landlord will retain part of this building.

Outdoor Arena
The Outdoor Arena (26m x 60m) has a sand and fibre surface together with an extensive collection of show jumps.

Indoor Arena
The Indoor Arena (20m x 40m) has a sand and fibre surface, mirrors and a selection of show jumps.

Land
There are approximately 25 acres of pasture available with this property. The fields all have a water supply, equine safe fencing and many have field shelters. The fields shaded in purple on the site plan (approximately 3.80 acres) are suitable for summer grazing (May—October) only, and must be kept clear from manure.
