A period refurbished, two bedroom detached, thatched cottage in Great Kimble with a secluded, landscaped garden and a new bespoke garage and off street parking. Flint cottage dates from the early 1800s and is believed once to have been two separate dwellings. It has traditional flint walls with red brick details on the exterior and retains internal exposed beams.
There are three reception rooms, a kitchen, and a cloakroom downstairs, and the first floor has a family bathroom and two double bedrooms.
The current owners have implemented many improvements since 2018, which include fitting a replacement boiler and traditional radiators, new metal framed double glazed windows in the front elevation, and restored and repainted windows at the rear. There have also been extensive insulation and electrical upgrades along with replumbing, replastering and redecorating. A new bespoke, barn style garage was built in 2023 with power supply, timber front doors and a door to the garden.

Rooms

Reception Rooms
On the ground floor there are three reception rooms, all with wood effect flooring. The study has a glazed door opening to the rear garden, a walk-in cupboard with a window, and a door accessing the downstairs cloakroom. The dual aspect dining room is accessed from the front of the house via a glazed porch and the sitting room has windows at the front. These two reception rooms have exposed beams.

Outside
The landscaped, southerly aspect cottage garden runs the full width of the property with stocked flower beds. There are upper and lower levels of lawn, as well as two paved patios. Gated side access leads to the front garden, with borders, and there is off street parking to the left hand side of the cottage next to the kitchen.

Situation and Schooling
The village has footpaths and bridleways, The Swan public house, a C of E primary school, and Griffin House Prep. School. Little Kimble railway station is a 10 minutes’ walk. The market town of Princes Risborough (2.4 miles) has shops, restaurants, schooling for all ages, a tennis and bowls club, a golf club, and a mainline station. The property is in catchment for Aylesbury grammar schools.
