Downwood House is set amongst gently rolling countryside about three quarters of a mile from the village of Wadesmill and about two miles from the A10. This modern country house was built about twenty five years ago and is conventionally constructed in mellow red brick and blockwork under a pitched and tiled roof.

The accommodation is well-proportioned and well-presented with light and airy rooms with views over the gardens. An entrance hall with oak flooring and a staircase to the first floor leads to the drawing room with a stone fireplace and hearth and windows to front and back. In the centre of the house there is the kitchen/dining room with a good range of oak fronted base and wall storage cupboards, recess for range, stainless steel sink, dishwasher and French doors leading to the terrace. There is also a very large utility room with a cupboard housing the hot water cylinder and a linen cupboard, as well as plumbing for a washing machine and dishwasher and two good storage cupboards. There is a cloakroom with WC and a door to the former garage which is now used as a boiler/store room and has a water softener. The ground floor has under floor heating.

On the first floor there is a large landing with doors to the triple aspect master bedroom suite which has eaves cupboards and an en suite shower room. There are four further bedrooms, one with an en suite shower room and a family bathroom.

Outside, a driveway leads between the house and the pond to a triple garage which is an attractive boarded building with a slate roof and has two open bays, a lockable garage and a full first floor. To the front of the house there is a pond and lawns and at the back of the house, an extensive terrace, a lawn and hedging enclosed by a new traditional hazel fence. Beside and the garage there is an additional area of garden and an extensive parking area.

Agents note: The road from Wadesmill to the house is a private road with an informal arrangement for maintenance.

Wadesmill is a hamlet located on the edge of the former A10 - the main London to King's Lynn (via Cambridge) road - but now that the A10 by-pass has been built, Wadesmill and surrounding villages have returned to the quiet of former times. Wadesmill is approximately16 miles to Stansted Airport, 13 miles to M11, 9 miles to Broxbourne Station which is on the line to Liverpool Street.
