This semi-detached Holiday Home is well located on the small development of primarily holiday restricted barn conversions and has been substantially refurbished by the current owners. With a generous enclosed front south facing garden it has far reaching views of the surrounding countryside, the perfect place for an evening BBQ in the summer months. It also benefits from all the communal facilities including an indoor swimming pool.

You enter via the front garden directly into the kitchen/breakfast room with dining area and practical slate tiled floor. The kitchen has plenty of wall and floor units with an integrated Logik electric hob and oven, there is a Beko washing machine and Zenith dishwasher and inside the front door a large fridge/freezer plus with plenty of space for coats and boots. There is also a large cupboard perfect for highchairs, cleaning equipment etc. The sitting room is carpeted and has a dual aspect making it a lovely bright room. In the corner is a wood burner, perfect for those colder evenings. From here there is a door to a small rear hallway with back door plus stairs to the first floor.

Off the landing to the left is the main bedroom with lovely view to the front and with a dressing area and fully tiled ensuite bathroom with large walk-in shower. The second bedroom, currently used as a twin also has an ensuite bathroom with large bath, and has a dual aspect with views to both the front of the property and to the back overlooking the courtyard.

Outside
There is a large enclosed paved and gravelled front garden, being on the corner plot it has direct access both to the path to the car park and the communal gardens, which have BBQ facilities and a children’s playground with stunning views over the rolling Devon countryside. The leisure building consists of a large heated indoor swimming pool (11.8m x5m) and indoor children’s playroom with pool table, table tennis and table football as well as things for younger children to enjoy. In this building is also an owner’s storage area to store personal items and spare linen and changeover items.

Situation
Newhouse Barton is situated in rolling Devon Countryside and is a quiet yet convenient location, perfect for exploring this beautiful part of the country. The nearest village is Ipplepen 1.5 miles away with The Wellington pub which offers great food and a pub garden, a supermarket and a Farm Shop close by. Dainton Golf Club is approx. 2.5 miles away whilst the nearest Devon beaches are at Paignton or Torquay approx. 7 miles distant, and the market town of Totnes with its direct rail link to London Paddington is only 5 miles down the road. The charming coastal towns of Dartmouth and Brixham are also within easy reach.

Holiday Letting
The cottage is a successful holiday let as well as being used frequently by the owners.

Directions
From the A381 turn at the sign for Ipplepen Business Park into Edgelands Lane and follow this lane for approximately 500 yards until you reach a T junction. Turn left here and follow the lane for 0.9 miles. When you see some cottages on the right, keep straight on, do not fork to the right.
