For the last 70 years, the school has operated as a co-educational day and boarding school for around 300 pupils within a nursery, prep, and senior school. Today, Knight Frank brings the established school site to the market for a new buyer to take on its legacy.

The property comprises a vacant co-educational independent school for pupils aged 2 years to 16. The site is made up of a main school building with early years centre, sports hall, theatre/dining hall building, sports courts, head's house, ancillary accommodation and woodland. The school took the decision to close in December 2023. The school was fully functional until this date.

• School for sale freehold with vacant possession
• Buildings in all: Approximately 70,000 sq ft GIA
• Site extends to approximately 44 acres
• Potential for continued use as a school or alternative uses such as residential or senior living, subject to all the necessary consents

The Grade II listed property contains a rich history, having originally been built as a country house, called Feldemore for Edwin Waterhouse, co-founder of the accountancy practice of Price Waterhouse. The house was requisitioned by the British Army during the Second World War and, after that was leased for ten years by the Admiralty. The building was constructed around 1880, partly of Bargate stone and still retains many of its attractive architectural period features today, including original William Morris wall coverings in some rooms.

The property is located on the edge of the small rural village of Holmbury St Mary in the Surrey Hills Area of Outstanding Natural Beauty which is just 5.5 miles west of Dorking.

The property is predominantly surrounded by agricultural land and woodlands with some residential properties to the north west and eastern boundaries.

Located in an enviable position in the Surrey Hills Area of Outstanding Natural Beauty/National Landscape, this enclave of Surrey provides a rural aspect but is within easy reach of London. Three major towns sit within easy reach including Guildford, which is 12 miles to the west, Dorking is 5.4 miles to the east and Cranleigh, which is 6.6 miles to the south.

Three mainline railway stations including Dorking, Gomshall and Guildford offer connectivity to London in less than one hour. The A3 and the M25 can also be reached via Guildford, Cobham and Leatherhead, giving access to the national motorway network, as well as Heathrow, Gatwick and Southampton airports.
