This sale represents an outstanding opportunity to acquire two attractive parcels of productive agricultural land occupying a convenient and readily accessible rural position lying between Burrington and Great Torrington, adjacent to Eaglescott Airfield. Divided into two separate lots, the main block enjoys frontage and access from the B3217 High Bickington to Dolton road which forms the northern boundary, with the smaller lot benefiting from a right of way track access. Lot 1 - Pasture Land extending to about 32.57 Acres

The land enjoys gated access direct from the B3217, with a woodland/scrub area situated in the south western corner, bordered by a small stream. Lot 1 is shown shaded red on the attached identification plan.
Please Note:- The area of land shown shaded brown on the attached identification plan is not included in the freehold sale. This area is presently farmed with Lot 1 by verbal agreement with the owner of the brown land. There are currently temporary marker posts between the points A and B (shown on the plan) to identify the position of the boundary. The Purchaser of Lot 1 will be required to install a stock proof fence between points A and B unless a similar arrangement can be agreed with the owner of the brown land. A Land Registry application has recently been submitted to accurately delineate the boundary of the brown area.
