From our visual inspection of the site there appears to be
overhead low voltage electricity cables along the site frontage, overhead telecoms nearby, water supply in the highway orverge and shared sewer running through the plot from east to west. Prospective buyers must rely on their own enquiries in respect of capacity and proximity of service connection points.
Location
Bradfield St George is well thought of village rural village, within West Suffolk. It offers easy access to the popular and historic market town of Bury St Edmunds, which provides a good range of amenities, including employment, shops, supermarkets, schools, and sports clubs. Bury St Edmunds is well connected to the transport network with access to the A14 and rail
connections to Cambridge and Ipswich. The market town of Stowmarket offers regular train services to London Liverpool Street.
Directions
When leaving Bury St Edmunds, proceed down the A134 for approximately 2 miles, take the left hand turn just after the Rushbrooke Arms. Continue on this road for approximately 4 miles, the plot will be on the left hand side, just after the right turn onto Oakey Ley.
Phase II Environmental and Geotechnical Report
- All soil and groundwater chemical results are below
the criteria for a residential use.
- Measured volatile organic compounds (hydrocarbon
vapours) are very low/negligible.
- Long term monitoring of standpipes not required
(although please ask landowner to keep these in place
just in case until condition sign off.)
- Standard strip footings 1.4m deep for proposed
dwelling. Suspended floor slab.
- No gas / vapour protection measures required.
- Dynamic probes of the proposed footprint did not
encounter obstructions.
- Deeper made ground was encountered at WS02,
located near the front to 2.65m. Perhaps a backfilled
tank, but all results below limits. Should not interfere
with proposals but precautionary note in report.
- No further investigation or remediation required
(but subject a always to the approval by the Local
Planning Authority).
Please Note the report has not yet been submitted to
the LPA and they will need to approves its findings in
order to discharge the condition
