A delightful period cottage, believed to have Elizabethan origins, but predominantly Georgian and Listed Grade II. Constructed of mainly square knapped flint and cobbles, with well-maintained sash windows, under a clay tiled roof, the house is in the heart of the very pretty village conservation area and is within a 0.8 mile level walk of Ferring beach.

The cottage has been well maintained and is currently presented with a large reception room as a dining room and the smaller one as a sitting room. This can easily be changed to provide a delightful beamed sitting room and a cosy dining room with inglenook fireplace. The kitchen is heavily beamed (some being around 1.7 metres from ground level) and has a four oven Aga.

The first floor provides four good sized rooms, currently utilised as two bedrooms, a study and a large dressing room but easily adapted to provide four bedrooms, together with a family shower room.

The pretty gardens surround the house on three sides and there is a single detached garage and potting shed. On the front of the house is a date stone with the initials JAO. This is believed to be the notorious Miller of Highdown who is understood to have occupied or renovated the cottage in the mid 18th Century.

Ferring is a vibrant village with a great range of shops, cafes and restaurants along with a Church of England primary school, doctors' and dentist surgeries and a public library. There are further shopping facilities at nearby Goring-on-Sea whilst further to the east is Worthing town centre. The nearby A27 offers fast travel to Brighton and the channel ports in the east, and Chichester and Portsmouth in the west, whilst London can be accessed by the A24. Ferring beach (0.8 miles) is an unspoilt pebble and sand beach running from the Bluebird cafe on West Drive, east towards Goring and beyond to Worthing. This part of the coast is popular with kitesurfers and windsurfers and often horse riders.
