The kitchen benefits from a large utility cupboard, previously used for a washing machine and tumble dryer, along with a pantry cupboard and access into the rear garden. A versatile study or garden room together with a cloakroom completes the ground floor accommodation.

On the first floor are three comfortable bedrooms served by a family bathroom. Outside the front garden is partially lawn and gravel and the rear/side garden has areas of lawn with a raised patio and shed. There is a garage within a nearby block for one vehicle or secure storage.

The surrounding area has much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood, Pulborough and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast.

There are many footpaths and bridleways in the area for walking and riding. There are an excellent selection of state and independent schools in the area including Chichester High School, Bishop Luffa, Westbourne House, Prebendal, Great Ballard, Seaford College, Dorset House and Midhurst Rother College.
