The workshop height internally ranges from 10'6" at the eaves to 20'8" at the ridge. The workshop is finished with a concrete floor and timber board cladding to the walls. There are electric lights and sockets. Access is via a pedestrian door PLUS a separate vehicular access via an electric roller shutter door providing a large entry 13'10" wide x 11'2" high (4.23 m wide x 3.40 m high). Mains electricity and water via private submeters, payable to the Landlord at the prevailing rates.

Drainage is to a septic tank, this will be repaired by the Landlord but the Tenant will be required to empty at their own cost.
