GENERAL DESCRIPTION
The whole of the property formed part of the North Mymms Park Estate until its sale in 1977.The western block of woodland, Fredericks Wood, extends to 9.43 hectares (23.3 acres). It has the benefit of long road frontage onto Coursers Road and a new entrance with a double gate and substantial hard standing and turning circle. To the south western corner, a single gate gives access to rights of way in favour of
Garden Field Wood and Walsingham Wood over the route marked AB on the sale plan. These are two areas of woodland to the south of Fredericks Wood.
A system of tracks provide access through the southern and central section of the wood and lead through to the grassland, river and Osier Beds. These rides will facilitate easy maintenance, harvesting and haulage if required. Fredericks Wood is principally maturing ash and mixed conifers in content with other mixed broadleaves including oak, sycamore, sweet chestnut and birch present and an understorey including sycamore, hazel and thorn. The late rotation conifers including Scot’s pine, Japanese larch and
Norway spruce are now ready for a further thinning or consideration could be given to clear felling and restocking.
The aptly named Osier Beds, 5.30 hectares (13.09 acres), is on the eastern side of the small Colne River, with its alder and willow lined banks sheltering myriads of wetland species. The wood is a species-rich natural reserve, with its mixed deciduous crops and prolific seeding and coppicing. Maturing oak combines with Scot’s pine, Japanese larch, beech and Norway spruce dating from 1954. Poplars planted in 1973 add diversity to the wood.
The long stretch of land on the western side of the River Colne, 3.24 hectares (8.01 acres), is mainly attractive open land with some maturing oak and ash. These, together with a small area of
rhododendron, hint at the previous grandeur of the North Mymms Estate. The south west boundary of this area is an old estate bridge which is in separate ownership and not included in the sale. The northern end is mixed woodland. Linking Fredericks Wood to the land on the eastern side of the River Colne is a rectangular block of grassland extending to about 0.38 hectares (0.95 acres).
TAXATION
After two years ownership, commercially managed woods qualify for 100% relief from Inheritance Tax.
Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land.
BOUNDARIES
The northern and eastern boundaries of Fredericks Wood and the northern boundaries of the rectangular block of grassland and the land to the east of the River Colne have been marked with posts with red tops.
SPORTING RIGHTS
The sporting rights are owned and included in the sale. They are not let.
MINERAL RIGHTS
These are owned and included in the sale except as provided for by Statute. Traditionally several sand and gravel operators have worked in this area. The vendor has not investigated mineral deposits.
