Description

The original parts of Sunny Hill house are thought to date c.1800s with alterations and extensions in the 1970s and c.2012. The current owners have done significant changes to the property in recent years including:
Complete electrical, heating and plumbing overhaul including new LPG underground tank, new private drainage system, complete overhaul to existing water supply system with significant increase in pressure. Complete overhaul and landscape of grounds including the addition of a new private driveway and new steel framed and insulated two storey workshop/building. We have been informed by the vendors that there has been a massive undertaking of groundworks involving the removal of 1000’s of tonnes of stone and subsoil and significant re-landscaping.

Ground Floor
A side entrance porch with boiler room and gymnasium off (latter in a dressed container), leads into the kitchen breakfast room with smart fitted units, worktops, integrated appliances including oven and grill, gas hobs, extractor hood, dishwasher, fridge and freezer. Externally

Location

Sunny Hill is located only about a mile from the picturesque fishing village of Solva within the famous Pembrokeshire Coast National Park. Solva is a beautiful traditional fishing village with a beach, good pubs, cafés, restaurants, art galleries and shops.

The historical ‘city’ of St David's City is only about two miles to the west and has numerous pubs, restaurants, cafés, shops and an independent supermarket. It also features a medieval Bishop's Palace and Cathedral which were built in a natural hollow so that they were not visible by raiders from the sea. St Davids School caters for three- to sixteen-year-olds with the sixth form in Haverfordwest High or Pembrokeshire College.

Haverfordwest which is the county town of Pembrokeshire is about 14 miles and has supermarkets, pubs, cafés and restaurants.

Carmarthen and the A48 M4 link road is about 43 miles providing quick access to south Wales (Swansea about 70 miles, Cardiff about 113 miles) the Severn Bridge and beyond.

The beaches in Pembrokeshire are probably some of the most spectacular in the country. Apart from Solva beach down the road, Whitesands beach near St David's is a sandy beach suitable for surfing and swimming. Newgale beach with its rugged, sweeping vista is also very impressive, again offering excellent surfing. Travelling further afield about six miles to the north you will find Abereiddy beach which is a popular spot for coasteering an excellent outdoor pursuit for children and adults alike. The local area also provides one of the best areas for scuba diving.

The Pembrokeshire Coast National Park offers miles of stunning coastal walks and beaches while the sea provides the perfect playground for boating enthusiasts. If you just want a short walk around the coast next to Solva then the Gribin Coastal Walk is ideal or a longer walk starting from Porthclais harbour is fun. Just as interesting is a walk in the Preseli Hills and Mountains to see first-hand where the Stonehenge "blue stones" originated.

There is an incredible amount of wildlife to observe whilst walking the coast or you can take a boat trip to visit Skomar or Ramsey islands where you will see puffins, seals and dolphins. Equally there are excellent bird-watching opportunities throughout Pembrokeshire.

For golfers there are two very good golf courses at St Davids and Haverfordwest.
