Description

Up Yonder is a modern detached house built by the current owners and extending to approximately 2528 sq.ft over two levels. Its elevated position takes full advantage of panoramic views across to Luce Bay.

The ground floor accommodation begins with a porch entryway leading to a well-proportioned reception hallway which has oak flooring – a feature throughout the house. The sizeable sitting room is positioned off, flooded with light from triple aspect views.

The spacious open plan dining kitchen has a range of in-built appliances, wall and floor mounted cabinetry and a kitchen island. There is a handy utility room off with access to a side door leading onto an elevated patio area. The ground floor also benefits from a large bedroom with built in wardrobes and en suite shower room off. There is also a main bathroom with shower and freestanding bath.

The first floor is particularly striking, with a large open plan living room spanning the main level. Dual patio doors lead out from here onto the first floor balcony, with space for a table and chairs making a fabulous spot for relaxing whilst watching the sun setting. There are a further two large bedrooms on this level and an additional shower room.

Occupying a corner position, Up Yonder is set within an open style front and side garden which is grass with shrubs, a raised patio for alfresco dining with views to Luce Bay and off street parking for two cars. Gates to the side of the property lead round to an area with a small raised garden offering space for both outdoor lounge and dining, perfect for relaxing in the summer months. The partly paved back garden is fully enclosed by dry stane dykes offering a private space perfect for entertaining family and friends.

The property has operated as a fantastic home and successful holiday let for a number of years and offers versatile options in its current configuration.

The Waters of Luce flows by the village and offers excellent salmon and sea trout fishing. Glenluce has a shop, Inn, primary school, links golf course, bowling club and a good variety of other services and is a great base for touring the Rhins of Galloway where Logan Botanic Gardens are situated and the Machars area where there are many interesting attractions including good golf courses and coastal walks.

Galloway Forest Park was designated by the International Dark -Sky Association as the fourth Dark Sky Park in the world and the first in the UK and named a Gold Tier park for its breathtaking and rare stargazing conditions.

The wild landscape, extensive woodland and unspoilt coastlines of Dumfries and Galloway provide many opportunities for outdoor pursuits and the area is popular for walking, cycling and touring routes. Country sports in the area include fishing and stalking as well as pheasant and partridge shooting on surrounding estates. There is an excellent range of eight local golf courses. The coastline offers sailing and sea fishing and there are safe anchorages at Port William and the Isle of Whithorn. The A75 provides good road links and there are railway stations at Stranraer and Dumfries.
