An extremely spacious and versatile top floor flat, located a stone’s throw from excellent local amenities on Victoria Road and a short walk to Queen's Park. The tenement has undergone extensive refurbishment works in 2021 which included a new roof.
The accommodation extends to a welcoming reception hallway, naturally bright bay window lounge with ample space for dining, good sized internal kitchen, expansive master bedroom to the front, two further large double bedrooms to the rear and finally a three-piece bathroom with over bath shower.
Further benefits include gas central heating, refurbished sash and case windows, secure entry system, immaculately maintained close and shared residents garden to the rear.
The property is ideally located for a variety of local amenities within walking distance on Victoria Road, including Errol’s Pizza, Transylvania Shop & Coffee, The Bell Jar Pub, Locavore Grocery and Kebabish Restaurant. In addition, within walking distance is supermarkets Lidl and Tesco as well as fast food chains such as McDonalds and KFC.
Shawlands and Strathbungo are just a few minutes away, offering a further diverse range of facilities including supermarkets, banking, bars and cosmopolitan restaurants. The area benefits from frequent public transport services by both bus and rail for commuting to Glasgow city centre and other surrounding areas. The M8, M77 and M74 motorways are easily accessible and recreational activities can be found at the nearby Queen's Park.

Here is what the current owner loves about her home – “Over the years, I have lived in the flat under different circumstances and it has proven very versatile: as a couple, sometimes sharing with a room mate or working from home. The people in the close are very friendly and most people have lived here for 10+ years. I've recently enjoyed looking after the garden with my neighbour and watching plants go through the seasons. My favourite feature of the flat is how the sun sweeps across the 3 walls of the front rooms throughout the day, during spring and autumn.
The amenities around the flat are plenty: Queen's Park is less than 2mins walk, there are several grocery shops within a few minutes walk, good coffee places with delicious cake (try Short Long Black!) and Locavore within 10mins walk (a shop selling organic and locally grown as much as possible). Then there's also the very-handy Inex Home Hardware just round the corner, which is so well stocked I've always found what I needed to repair/improve the flat. It's a very nice place to live car-free.
Transport wise, it's about 2 mins walk from Queen's Park station (itself 7mins train ride to the city centre). It's along the cycle route South City Way, providing a quick and safe path into the city centre. It's also close to 2 main bus routes (Victoria Road and Pollokshaws Road).”
