A truly unique and stylish conversion of what was originally a stable block and part of a collection of former farm buildings. Barwell Court as a settlement is understood to date back as far as the 14th century and originally a hostelry for Chertsey Abbey. Located centrally sitting amidst a working equestrian facility and a beautiful rural setting, yet still within ready access of the A3 / M25, Rose Cottage was converted in 1999 and forms part of today’s re-imagining of Barwell Court which is an ensemble of 9 individual properties. Rose Cottage offers truly expansive and versatile, single-storey accommodation comprising: spacious reception hall, an impressive main reception room with vaulted ceiling and multi-fuel burning stove, a separate, stylishly appointed kitchen / dining room with steps down to a beautiful Orangery (built in 2018), both with underfloor heating and 6m bifold doors from the Orangery into the garden, three double bedrooms and two full bathrooms plus an additional, well-appointed shower room. Externally, Rose Cottage benefits from particularly generous walled and landscaped gardens of 91 feet x 49 feet and 54 feet x 38 feet and a private carport is accessible on foot from a corner of the garden. Also within the garden is a brick built outbuilding which is only 5 years old and features electricity and insulation. A further communally owned / maintained courtyard garden is also supplemented by an adjacent fenced paddock for use by Barwell Court owners.

The location of Rose Cottage is just 5 miles from Kingston town centre and only 20 miles South of central London. There is a plethora of excellent transport links with Chessington South being the nearest train station at 0.6 miles, the A3 and M25 easily accessible and the location lying broadly equidistant between Heathrow and Gatwick airports. There is an extensive variety of rural walks available, right from one’s doorstep and the area is perfect for families and dog owners alike. Winey Hill is close by and just a 15 minute walk across the A3 is the village of Claygate with a great choice of pubs, restaurants and facilities, including the train station.

NEW NAME. SAME COMMITMENT In 2021, my sister Claire and I took over the business that our father established in 2002. Since then, we’ve been on an incredible journey – and one that culminated in 2023 with a rebrand that saw us change from Grosvenor Billinghurst to Grosvenor . However, our new name quickly caught the attention of an asset management company, with a similar name, and we entered into legal discussions. Of course, being faced with this predicament so soon after launching a new identity was initially a blow; we had invested a lot of time, money and energy into the rebrand. But after really reflecting on the name Grosvenor in the context of the direction the business is now heading in, this new problem became an exciting opportunity. Firstly, Grosvenor was simply a name chosen by our father many years ago. It had no real bearing on who we are as a business today. Nor did it have any direct links back to Claire and I as owners. Furthermore, as a second-generation family business, it’s our name that is, as they say, above the door. And it’s our name that’s important when it comes to driving the business forwards – not Grosvenor. So, whilst the decision to change our name for a second time in 12 months was initiated by external factors, we’re glad that it’s happened. Now, the values that form the foundation of the business are no longer ascribed to Grosvenor , but to Davies Property Partners – our new (and final) name. With our family name now at the centre of the business and this newfound opportunity to celebrate our roots, we feel more invigorated than ever. As a family-owned and managed business that’s started a brand-new chapter, we now look forward to continuing our journey and being part of yours as you embark on your next chapter – either as a seller, buyer, landlord or tenant.
