6 The Rookery has been extended and considerably improved over the last 10 years, along with reconfiguring the layout of some of the original rooms to take full advantage of the south-west facing light on the rear of the house and the fantastic north-east facing view and sunrise to the front. Works have focused on improving the flow and energy efficiency of the property. All windows and doors have been replaced, as has the cavity, underfloor insulation and the oil-fired boiler. The result has created a lovely light and airy family home with flexible accommodation arranged over two floors which extends to just over 2,000 sq ft in total.

The current owners have reconfigured the interior and created a principal bedroom suite over the newly built garage. A modern kitchen has been installed along with three new bathrooms and the ground floor is laid with engineered oak. There are now bedrooms and bath/shower rooms on both floors and the ceiling heights are particularly generous on the ground floor. A structural survey has been recently completed in support of any plans to redesign the second floor. Of note, is the open plan kitchen/dining/family room which provides a central hub for family living. It's a lovely light room with a south-facing window, glazed doors opening on to a terrace and a window to the front with views over the valley. The kitchen is fitted with floor and wall mounted cupboards with Corian work surfaces and incorporates an electric oven and microwave oven, induction hob, integrated fridge/freezer and dishwasher. There is a fireplace fitted with a wood burning stove in the sitting area of this room.

Services:
Mains water and electricity are connected | Private drainage | Oil fired central heating with a new boiler installed in 2022 | Gigaclear superfast broadband is available at the bottom of the drive.

Gardens and grounds:
A tarmac drive sweeps up from the village lane to a car parking and turning area in front of the house and an integral single garage. The garage is much longer than average and has a door to the rear providing access to the garden. The drive is flanked by Cotswold stone walls and on one side there are shallow terraces with mature shrub/herbaceous beds. There is a further small single garage in a block of six a short walk away, which is more suited to providing storage. The majority of the half acre garden lies to the rear of the house and faces south-west. Immediately abutting the rear of the house is a paved terrace, ideal for outside entertaining with doors giving direct access into the kitchen and living room. A flight of steps lead up between a bank of curved Cotswold stone terraced walls, retaining flower borders stocked mainly with perennials, to an expanse of lawn. There is a level area of lawn at the top of the garden from which there are fantastic views across the valley. There is an excellent home office/garden room as well as a garden shed.

6 The Rookery is quietly situated in an elevated position in Middle Chedworth and has a stunning view across a gentle valley. Chedworth itself is a highly sought-after village with a thriving community surrounded by magnificent countryside in the Cotswold Area of Outstanding Natural Beauty. Unlike many of our villages, Chedworth retains a number of facilities including a high attaining primary and nursery school, St. Andrew's, which has recently become one of the first Net Zero schools in the UK, a church, a highly acclaimed gastro-pub, The Seven Tuns, an active village hall and tennis courts. There are three other pubs within walking distance of the village. Northleach with shops for everyday needs and the larger market towns of Cirencester and Stow-on-the-Wold between them provide more extensive shopping and recreational facilities. There are a number of excellent schools in the vicinity, including the highly regarded Cotswold School in Bourton-on-the-Water, Rendcomb College and all the schools in Cheltenham. Leisure facilities in the area include golf at Burford, Naunton Downs and the nearby Cirencester Golf Club at Bagendon; racing at Cheltenham; rugby at Gloucester and water sports at the Cotswold Waterpark. The surrounding countryside has many footpaths and bridleways, providing a wide range of walking and riding opportunities.

Distances:
Northleach 4 miles | Cirencester 8 miles | Cheltenham 12 miles | Kemble Station (Paddington 75 minutes) 12 miles | Stow-on-the-Wold 12 miles | Oxford 30 miles | M5 (J11A) 12 miles | M4 (J15) 24 miles. (All distances and times are approximate).
