Fox Barn was originally a grand Victorian stables, converted in 1994 by the present owners into a spectacular and individual property. It blends many of the original architectural features with contemporary comforts to create a flexible home perfect for entertaining and enjoying southerly views. Available by separate negotiation there is also approximately 4 acres of pristine grazing land providing direct access to outstanding riding. The property also benefits from parking for two cars on drive plus two further spaces close by and parking at rear of the property as well as a copse and orchard immediately adjoining the property's garden.

FOX BARN ALSO HAS A RENTAL INCOME FROM A MOBILE PHONE ANTENNA OUT OF SIGHT IN MARDEN PARK.

The property is nestled in a small hamlet, formerly a farm, in Marden Park just a few minutes walk to Woldingham Station with regular train services from just 31 minutes to London Bridge and Victoria. Marden Park has a rich history dating back to the 17th century with the historical mansion forming the foundation of Woldingham Girls School.

Fox Barn offers exceptional riding and walking across the whole estate, direct from the property. The surrounding area is managed by The Woodland Trust. Accessed via a block paved driveway, this is part of the Marden Park bridleway with horses occasionally passing. There is ample parking for several vehicles.

Accommodation starts with a stable front door leading to the entrance hall secured with one of the large and elaborate original stable doors. The farmhouse kitchen and family room has a range of modern units with recently fitted quartz worktops. There is a range cooker and French 'log burner' style gas stove.

Another original stable door leads to the inner hall, providing access to the large garage and the utility/ laundry room with a sink and a range of units. There is a separate guest WC. The guest bathroom has the potential to be made en suite to bedroom three. Bedroom two could have en suite facilities with alterations. The ground floor bedrooms can be changed to be living accommodation if required and all have access via patio doors to the garden terrace.

On the first floor, the landing has a minstrels' gallery which leads to a magnificent main Reception Room with a striking vaulted ceiling, a large fireplace with a large log burner and triple folding doors out to the rear deck/balcony with beautiful, far reaching views. There is a spiral staircase that leads you back down to the lower terrace and garden.

The enormous principal bedroom suite has double doors to a charming balcony. There is a large walk in wardrobe/dressing room and further large eaves storage. The well appointed bathroom has a corner bath and separate shower. Bedroom four has been appointed as a study but has brilliant flexibility if you have guests to stay. There is also a WC with wash basin off the landing.

To the rear, the spectacular and sunny southerly terrace is perfect for entertaining and there is a spiral staircase to the upper deck off the living room. The southerly gardens adjacent to the barn are mainly laid to lawn with trees, shrub borders, a pond, raised vegetable beds, a garden shed and two greenhouses, an orchard and a large copse, previously used as a piggery.

Location, location… Fox Barn is set in a quiet, rural oasis but is very close to key transport links. Woldingham station is an easy, level walk, less than half a mile away. Regular trains serve London Bridge and Victoria, the fastest are around 31 minutes.
