A rare opportunity to acquire one of two prime residential development plots, located on the fringe of the picturesque coastal village of Barcaldine with partial views of Loch Creran.

Positioned in a popular coastal setting within the village of Barcaldine, the Development Plots at Cnoc An Fhurain offer buyers an opportunity to acquire a choice of two prime residential plots, a wonderful opportunity for those looking to develop their dream home in this popular location.

The plots will be served by a newly formed access from the road, with an access track leading to each plot boundary. Mature trees are located to the front and rear boundaries, offering an element of privacy. Both plots are sizable, extending to 0.76 Acre and 1.08 Acre respectively, offering scope for the positioning of a garage or shed.

Each plot benefits from planning permission in principle for the development of a single residential dwelling, details of which are available on the Argyll and Bute website under planning references 22/02011/PPP and 22/02010/PPP. The vehicular access has since been updated under planning reference 23/01162/PP.

Mains electricity and mains water are located close by for connection. It is anticipated that a septic tank or biodisk treatment plant will be installed by the purchaser as part of the build process for each site.

The plots are being offered individually; however the seller may consider an offer for both plots as a combined sale.

The stunning coastline is just a short walk, perfect for those looking to enjoy time on the water. Barcaldine is a popular village boasting a thriving community and is conveniently located around 20 minutes’ drive from the vibrant coastal town of Oban. The Development Plots at Cnoc an Fhurain are situated in Barcaldine, a delightful rural community located close to the shore of Loch Creran in an area of great natural beauty, steeped in history and with an abundance of flora and fauna. The small settlement provides abundant opportunities for the outdoor enthusiast whilst still being within easy reach of the principal towns of Oban to the South and Fort William to the North.

Places of interest include Barcaldine Castle, an early 17th-century tower house and Ardchattan Priory Garden on the north shore of Loch Etive. The village has a primary school and other local services can be found at nearby Benderloch and Connel. Oban airport which is located by North Connel is also to hand.

Oban supports a wide range of shopping, recreational facilities, banks, building societies and professional offices. There are a number of primary schools, a high school, a leisure centre and a hospital as well as churches of different denominations. It is an expanding port with an attractive sea front and busy harbour from which the Caledonian MacBrayne ferries operate serving the Inner Hebrides and some of the Outer Hebrides.

Mains electricity and mains water are located close by for connection. It is anticipated that a septic tank or biodisk treatment plant will be installed by the purchaser as part of the build process for each site.

From Oban, take the A85 towards Crianlarich and Fort William. After around 4 miles in the village of Connel, take the right-hand turn for the A828. Follow the road across Connel Bridge, passing through the village of Benderloch. After approximately two miles, you will pass a rockface with mesh netting on the left handside and the road will begin to gently slope down a hill. The access drive to the Development Plots at Cnoc an Fhurain is located just before the layby on the right-hand side.
