Video tours

A superb two bedroom barn conversion, pleasantly located in a lovely rural countryside setting where all the sights, smells and sounds of the country titivate your senses. The clucking of pheasants, squarks of buzzards overhead and morning dawn chorus of gardens birds fill the air. Maybe I romanticise a little but even the most hardy of people will find themselves with a beaming smile from ear to ear. An unmistakable sense of calm and relaxation ensues as you finally realise that Devon dream has become reality.

This small development whilst being on its own is only 0.8 miles from the heart of the village of Roborough where the popular New Inn public house can be found as well as super recreational facility for the little ones and a tennis court for the more sporty amongst you. This beautiful home has been sympathetically converted and encompasses everything you would expect from this style of property. High vaulted ceilings, feature log burning stove, stone work, exposed timbers and an open plan living space to name but a few. The period features blend seamlessly with the modern day which is encompassed perfectly in the contemporary fitted kitchen and first floor shower room. My favourite part of the home is the master bedroom. A high vaulted ceiling, ample space and a stunning gable wall featuring a high level dovecot style window opening as well as a low level window that allows for floods of natural light. I do find the feel of a property is the main reason behind your decision to purchase, Little Barn has a real welcoming and relaxing atmosphere, the kind of home that wraps itself around you making you feel safe, warm and at home. A lovely and private courtyard garden is fully enclosed and provides ample space to enjoy a BBQ in the summer months. If this isn’t enough there is a detached garden a short walk up the lane from the cottage where you will also find your own off road parking, enough for three cars.

Within a nine mile drive you can find yourself on the Tarka trail, a footpath/cycle way mainly built on the bed of a disused railway where all the gradients are gentle. It winds its way through some stunning woodland along the course of the River Torridge past Beam Weir, where Henry Williamson’s Tarka the Otter was born, from which the trail gains its name. It continues past Bideford and along the coast to Barnstaple where it splits and one leg turns inland again following the portion of the railway which is still in use the other continues on the bed of the disused railway and onto Ilfracombe. Both Dartmoor and Exmoor national parks are within an hour’s drive away. The closest coastline is only a 15 mile drive and is very popular with surfers and body borders alike.

Ticking boxes aside, it is in my experience that the feel of the home is what will make you buy it. Only by visiting Little Barn you will know if it is "the one". I strongly urge you to take the time to experience it for yourself and would love the opportunity to meet with you there to help embed what you see on paper in the flesh.

Directions
From Torrington proceed along New Road and at the roundabout take the 2nd exit onto the B3227 signposted South Molton. Continue on this road to and through High Bullen round a series of bends and past the Cranford Inn public house on your right. Keep following the road until a set of cross roads turning right sign posted Roborough. Stay on this road passing several junctions including Dodscott and Kingscott until reaching a few cottages on your left. Continue on this road until reaching Ebberley Estates b&b on your left hand side on the junction. Turn right here, sign posted Roborough and continue to Rapson Cross. Turn left and follow the track to its conclusion where Little Barn is located just before the end on the right hand side.
