Grade II listed and dating from the 17th century, Woodhouse Farm has a beautiful, elevated setting with unspoilt views across the surrounding countryside. The house is a fine example of a gentleman farmer's residence of the period and is built of the distinctive, local stone quarried from Ham Hill, about one and a half miles away as the crow flies. It has an L-shaped plan with well-proportioned rooms on two floors, along with a fully boarded attic with scope for other uses besides storage (subject to consent). The house is thought to have been thatched originally but now has a Welsh slate roof that probably dates from the Victorian era and has retained many of its original architectural features. These include stone mullion windows, beams, window seats, flagstone floors and several fine, carved stone fireplaces. As befitting a house of this style and age it has well proportioned rooms with excellent ceiling height plus views across its garden and grounds. It has two distinct parts. One side of the L contains the three principal reception rooms with the main and guest bedrooms above, both of which have their own bath/shower rooms. The other more informal side contains the kitchen/breakfast room and adjacent snug plus three bedrooms and the family bathroom. The house has an east-west axis and its shape means that all the reception rooms and the two principal bedrooms get the best of natural light throughout the day. The kitchen/breakfast room and adjacent snug are particularly noteworthy. Both have flagstone floors and the former is fully fitted and has a lovely large fireplace fitted with a woodburning stove, pantry cupboard and a Belling range cooker that incorporates an induction hob. Also of note is the main bedroom, which in addition to being generously sized, enjoys views to the south and west and has a walk-through, fitted dressing room that leads through to the ensuite bath and shower room.

Woodhouse Farm is approached up a long, sweeping driveway leading to a gravelled parking area beside the house with ample space for several cars. On one side of the drive is an arboretum containing a wide variety of mature trees underplanted with flowering shrubs alongside several fruit trees. Beside the parking area is a stone-built garage block incorporating a double garage and games room. Beside it is a paved courtyard that provides a wonderful spot for sheltered outside dining. On the opposite side of the parking area is a once derelict cottage that has been converted into a self-contained annexe comprising a reception room, fully fitted kitchen/breakfast room, double bedroom and bathroom, all on one level. Beside it is a wildlife pond planted with water lilies. The main part of the garden lies behind the house and consists of a lawn fringed with borders, rockeries, several mature ornamental trees and a kitchen garden. Below the house to the north and east is a paddock bordered by fruit trees. Montacute is an attractive, thriving village built adjacent to the late-Elizabethan Montacute House, which is now owned by The National Trust. The property is tucked away about a third of a mile from the village with easy access to the village's medieval parish church, Baptist church, village hall, two public houses, hotel, garage, village shop, and post office. The large town of Yeovil, which serves as the regional centre, is about ten minutes drive away and can meet nearly all day-to-day needs with a wide range of shopping, recreational, and business facilities. Other towns within easy driving distance include Sherborne and the county town of Taunton.

There are excellent nearby transport links with the A303, A30 and M5 and direct mainline rail services to London from Yeovil Junction (Waterloo). The surrounding area also offers a wide choice of popular schools from both the state and independent sectors. There is a CofE primary school, Ofsted rated 2 (Good), in the village, and from the independent sector Perrott Hill, the Sherborne schools, Hazelgrove, Leweston and Millfield are all within a 15-mile radius.
