Location:

The village of Sutton Courtenay lies on the River Thmes approximately 2 miles south of Abingdon, 3 miles north west of Didcot and 13 miles south of Oxford. The A34 trunk road lies just to the west, providing direct links to the M40 motorway to the north (junction 9) and the M4 motorway to the south (junction 12). Nearby Didcot Parkway railway station provides regional rail links as well as direct services to London Paddington with a journey time of just over 35 minutes.

The property lies to the north of the village and adjoins a tributary of the River Thames. It is accessed via a driveway running north from Appleford Road (B4016) opposite The Fish restaurant. The property lies at the end of the driveway on its west side in a semi-rural location.


Tenancy:

Part of the southern river bank was let to The Trustees of the Harwell Angling Club for the purposes of fishing rights. This lease was for a term of five years from 12/04/2013 at a rent of £300 per annum. The lease has expired and no rent has been collected since 2020 but we understand Harwell Angling Club still use the river bank to fish (refer to the legal pack).
