Set within gardens approaching half an acre and set back from the lane, a light and spacious property conveniently located on the edge of the Goodwood Estate.

The Burrow is a well presented family home situated within good sized gardens and is particularly well located for access both to the city centre and national park. Believed to have been constructed in the 1960's the property provides light and spacious entertaining spaces and flexible living accommodation.

On the ground floor you enter the reception hall which leads through to a substantial double aspect open plan kitchen/dining/family room. Towards one end there is a range of wall and base units, allowing ample kitchen storage and central island/breakfast bar. Beyond there is good sized dining area and entertaining space with feature wood burner and two sets of double sliding doors opening onto the garden. Ample natural light is provided by floor to ceiling windows. To the other side of the entrance hall there is a further reception/family room and a useful utility room. Completing the ground floor there is a double bedroom with a large Jack & Jill en suite shower/cloakroom. From the landing upstairs there are three bedrooms and a family bathroom.

A particular feature are the garden and grounds which approach half an acre. To the front there is a long gravel driveway with ample off street parking. The rear garden provides a large expanse laid to lawn, with a further raised area beyond (which in our opinion allows for a games area set back from the main house). Immediately outside the property there is an area laid to decking and a greenhouse to one side. From the driveway a side gate, adjacent to the house, provides vehicle access to the rear.

Westhampnett can be found within approximately a mile and half of Chichester city centre, on the edge of the Goodwood Estate and close to the South Downs National Park. The village is home to the Saxon church of St Peter, the highly regarded March C of E Primary School and Rolls Royce Motor Cars. The Goodwood Estate has many attractions including the Festival of Speed and Revival meetings as well as a full horse racing calendar. Goodwood also has a private country club, aero club and two golf courses.

The city of Chichester offers comprehensive shopping facilities as well as a number of recreational and cultural activities including multi-screen cinema, sports centre, the award-winning Pallant House Gallery along with the internationally renowned Festival Theatre. The Blue Flag beaches of West Wittering can be found approximately 10 miles to the south. Other places of interest include the Weald & Downland Open Air Museum at Singleton and the Fishbourne Roman Palace.

From nearby Stane Street there is a bus service to the city centre, which also links to the mainline railway station, serving London Victoria, Gatwick Airport, Portsmouth and Brighton. A slightly faster service can be found from Havant to London Waterloo.
