Description

Forest of Bere Farm is an impressive farming and sporting property nestled in Hampshire downland between Stockbridge and Winchester in the River Test valley, an area synonymous with farming, shooting and chalk stream fishing. The farm extends to 1,061 acres and is host to a highly productive arable farming operation. Its exceptional and varied topography lends itself to shooting and each year a number of private and let days are held. At its heart, in an elevated position, is an outstanding contemporary barn conversion extending to circa 3,900 square feet. The farm boasts an impressive array of general purpose farm buildings split across two locations, including a state of the art grain store purpose built in 2015 to support the thriving farming operation. A second range of farm buildings is used for commercial purposes (B1 and B8 use), generating useful additional income.

Nature and conservation has played an important role in management decisions, the result of which is an abundance of flora and fauna, in harmony with the farms more commercial enterprises.

Location

Forest of Bere Farm is situated close to Stockbridge and the historic City of Winchester in Hampshire. Despite its rural setting and location, its communications are excellent with the M3 and A303 providing convenient road access to London and the south. Alternatively for Central London there is a regular train service from Winchester, the latter taking approximately 1hr to London Waterloo. Southampton International Airport is approximately 12 miles flying to destinations in the UK and mainland Europe.

Extensive shopping and recreational facilities are available nearby in Winchester and Southampton.

The highly regarded prep schools of Twyford and Farleigh are within 10 miles. In Winchester, just 6.5 miles away, are Winchester College, Pilgrims Prep School and St Swithun’s School for Girls. The city also offers a number of outstanding state schools including the much sought after Peter Symonds Sixth Form College.

The Test Valley and surrounding Hampshire countryside provides splendid opportunities for the sporting enthusiast. There is racing at Newbury and Salisbury and Golf courses nearby include Royal Winchester, South Winchester and Leckford. The south coast is conveniently close, and offers sailing on the sheltered waters of the Solent from marinas on the Hamble, Beaulieu and Lymington rivers. The River Test and River Itchen are two of England’s premier chalk streams; together with their carriers they run through the area providing superb fishing. There are a myriad of footpaths and bridleways in the wider area to explore Hampshire and the South Downs National Park, providing extensive walking and riding.

Most of the land is classified as Grade 3 in the DEFRA soil survey. The land is typical of the area being loamy, shallow lime-rich soils over chalk or limestone which are freely draining as well as freely draining slightly acid loamy soils which are well suited to a range of spring and autumn sown crops; under grass the soils have a long grazing season.
