Situation
The property is located approximately 5 miles south of the University Town of Lampeter in the heart of the unspoilt North Carmarthenshire hills. The property is accessible from a stone trackway which connects to the minor council road linking the surrounding area to the A482 main road. A location plan is enclosed with these particulars.

Lot 1
A traditional farmstead sitting in the south west corner of the holding and consisting of a derelict stone former farmhouse together with a detached stone barn and approximately 11.5 acres. The farmstead is set into the hillside in a delightful position overlooking the surrounding countryside. The farmhouse is in need of complete development subject to obtaining planning consent. The detached stone barn is ripe for conversion subject to the necessary consents.

Lot 2
Extending in all to approximately 152 acres (61.5 hectares). The land lies in one block between 200 and 310 metres above sea level with the Nant Thames forming its western boundary. The land is approached from a stone trackway which passes across the hillside providing access to both higher and lower parts of the holding. The land is a mix of gently sloping high lying pastureland falling away to steeper bracken and wooded slopes with lower flatter valley bottom areas which lie wet in the winter. The high lying pastureland above the farmstead is divided into several useful enclosures with internal and external boundaries in good condition. The remaining land is run as one with only external boundaries present. The land is served by several spring supplies along the hillside together with the Nant Thames watercourse which forms the western boundary.
