Features and description

  • A group of farm buildings
  • Set back from a country lane
  • Lots of potential
This is a rare opportunity to buy some former farm buildings which offer bags of potential. James Hickman, Director

#TheGardenOfEngland

A group of farm buildings which are set back from a country lane with access over a hard trackway. The buildings are on the rural outskirts of the popular village of Challock within the North Downs Area of Outstanding Natural Beauty.

About 1.30 acres (coloured red)

Additional Land

A parcel of about 2.50 acres of additional land (coloured blue) behind the buildings is available if required at a fixed price of £50,000.

Situation

The buildings are located in a rural location on the outskirts of Challock village. Green Lane is a quiet country lane with little passing traffic. Challock is on the North Downs within the Area of Outstanding Natural Beauty and has excellent links to Ashford & the M20, Faversham & the M2 and Canterbury.

Description

A group of farm buildings of mixed construction offering potential for other uses, subject to planning. One of the buildings has been converted to an office building.

1) Barn about 66’ x 27’
2) Barn about 34’ x 24’6
3) Barn about 31’ 6 x 22’
4) Barn about 66’ x 24’
5) Large Open Sided Hay Barn about 59’ 6 x 58’ with Solar Panels*
6) Former Cold Store which has been adapted to provide a rest area with kitchen and shower facilities on two floors.

All the buildings were there when the sellers’ family bought the farm in the 1980’s and the former cold store changes were made in 2013.

* Solar Panels

The solar panels were installed by GML Sustainability and the 25 year contract runs from 2012 until 2027. These generated a quarterly income of approx. £1,669 (May ‘23) and approx. £2,302 (August ‘23).

Right of Way

Please note that the entrance track as coloured brown on the plan is part of the land that the sellers are retaining. The farm buildings and the additional land will be granted a right of way over this for access from Green Lane subject to paying a fair contribution towards its future maintenance. The access will be for all purposes and at all times and with or without vehicles.

Fencing

If the successful purchaser chooses not to buy the area of additional land then they will be required to fence across the northern boundary of the 1.30 acres with livestock proof fencing within 28 days after completion.

Footpaths

There are no footpaths crossing either part of the property.

Services

Mains water & electricity are both connected to the buildings but arrangements will need to be put in place for these supplies to be separated from the sellers supply to the land they are retaining.

Non-Domestic Rates

The former cold store is rated for business rates. The rateable value is £10,000 (effective 1st April 2023)
