Charming country house in elevated position with around 15 acres.

Description

Bellevue is a large Georgian country house with beautiful open aspects over its surrounding grounds and picturesque countryside beyond. Bellevue was constructed in circa 1805 as the dower house for the nearby Waterside Estate and has been substantially modernised by the current owners.

The accommodation begins with an entrance vestibule and welcoming hallway. Leading off is a formal dining room and a stylish living room, both with feature fireplaces and window aspects overlooking the gardens. The spacious breakfasting kitchen can be accessed via a hatch from the dining room and benefits from a range of high and low level mounted cabinetry with range cooker. The kitchen is positioned towards the back of the house with easy access to the utility room, downstairs bathroom and rear porch.

The first floor accommodation comprises four well-proportioned double bedrooms including a generously sized principal bedroom suite with en suite shower room. A main bathroom with modern bath and shower completes this level.

From here there is access to a large attic level which has been mainly floored and lined, offering the opportunity for additional accommodation.
N.B. No planning permission has yet been obtained for the use of this space.

There are a range of additional outbuildings including double garage and a storage area. With the correct permissions, the outbuildings could be converted into additional accommodation, or alternatively, could provide stabling for horses.

The immediate grounds surrounding the property are mature, mainly lawned and enjoy beautiful open aspects over surrounding farmland where there is a total of 15.76 acres included with the sale.

Location

Bellevue is nestled in a peaceful rural setting in Keir Mill, one mile outside the scenic village of Penpont.

Penpont has a village shop and primary school, with more extensive facilities in the nearby towns of Thornhill and Dumfries. Thornhill lies 15 miles north of Dumfries, where the valley of the River Nith broadens between Auldgirth to the south and Carronbridge to the north. There is a good range of amenities in Thornhill including a country hotel with dining, a gallery cafe, two small supermarkets, a butcher, bakery, pharmacy, ironmonger, hairdresser, dentist, GP medical centre and a golf course. Wallace Hall Academy is a well-regarded secondary school.

The M74, which is the main route between England and Scotland, is close to Dumfries and there are railway stations at Dumfries, Sanquhar and Lockerbie. The southwest of Scotland is well known for its mild climate, attractive, unspoilt countryside in abundance and diversity of recreational pursuits and field sports including shooting and stalking as well as trout and salmon fishing on numerous rivers and lochs.

A wide variety of lochs, rivers, beaches, coastal paths and beautiful walks are within easy reach. There are water sports and sailing on Loch Ken and the Solway Firth along with excellent hillwalking and cycling along the many cycling routes including the 7 Stanes, a nationally renowned network of mountain biking trails in the hills and forest parks.

In 2009 the International Dark Sky Association confirmed Dark Sky status on the Galloway Forest Park, the first in Scotland to be so designated. There are several excellent golf courses within easy travelling distance of the property including Dumfries County, Thornhill and the championship course at Southerness on the picturesque Solway coast.
