Description

Upper Ostaig House is a B Listed Georgian manor house constructed circa 1815, which has been lovingly refurbished by the current owners to form a fabulous five bedroom family home on the western coast of the Isle of Skye. The property was formerly the dower house and then the factor's house to the wider Macdonald estate, and occasionally served as residence for the clan chief, whose main home from 1732 was Monkstadt. It was probably from here that Flora Macdonald was married in 1750, as her stepfather was factor at the time.
Constructed over three floors, the property has all the typical characteristics of the late Georgian era such as exposed wooden floors, fabulous fireplaces and decorative cornicing. While not all of the features are the true originals, those that have been replaced have been sourced to be in keeping with the period and charm of the property and in many cases further enhance the house. One such example is the absolutely magnificent fireplace and surround found in the dining room with its Gaelic Proverb etched into the wooden mantel meaning “ A house without a dog, without a cat,
without a child, is a house without cheerfulness, without laughter. A testament to the lifestyle on offer at Upper Ostaig.

The property benefits from bright spacious reception rooms including a drawing room and dining room as well as a generous country kitchen complete with a four oven electric AGA. The property also enjoys some fantastic modern touches: the kitchen, which was formed by the opening up of multiple smaller rooms, was installed with underfloor heating and on the first floor there is a cinema room.

The first floor sees four spacious double bedrooms, three of which have built in storage. The four bedrooms are served by a bathroom and shower room on the same level. The property has a pressurised water system ensuring sufficient coverage.

Throughout the renovations of the house the property underwent a full rebuilding of the infrastructure. This encompassed new windows, new bathrooms, rewiring, replumbing as well as protective measures including a full damp proof course and timber treatments. In addition, new flooring was installed with areas of natural oak flooring as well as some modern laminate finishes.

The top floor is home to a superb principal bedroom suite with a magnificent en suite bathroom with stunning views.

In addition to the principal house there is a substantial outbuilding that was once a stone barn and is now used as an art studio. Attached is a stable block and chicken coop. Within the studio is an area that would be ideal as a home office. This property operates off its own spring water system.

The grounds at Upper Ostaig are mainly down to large expanses of lawn, grassed and wooded areas and extend to around 3.64 acres in total. This highly fertile grounds that has seen such prolific growth now incorporates a number of magnificent fruit trees, with the more mature native trees providing fabulous privacy and protection. There is a private drive and an extensive gravelled parking area to the front of the house.

Location

Upper Ostaig House lies in an elevated position above the eastern shores of the Isle of Skye, just a few miles north of the Armadale Ferry Terminal. The house looks north to Loch Hourn and east to Loch Nevis.

The Isle of Skye, the largest and most northerly island in the Inner Hebrides, is renowned for its spectacular scenery, vibrant culture and heritage and diverse wildlife. The island's dramatic scenery is dominated by the Cuillin, a wild and rugged range of mountains rising to more than 3,000 feet above sea level. While enjoying a peaceful and unspoilt island location, Upper Ostaig is easily accessible at all hours from the mainland via the Skye Bridge. Trains run from Kyle of Lochalsh to Inverness, and a daily ferry service runs from Armadale to Mallaig, as a more traditional alternative. There are daily flights from Inverness Airport to London. The island is peppered with wonderful walks along a coastline which includes cliffs, caves and beaches, and there are two beautiful coral beaches near Dunvegan. The Cuillins attract hill walkers and mountaineers from all over the world, and for the country sportsman, the dramatic island landscape is also host to some of the most exciting deer stalking and salmon fishing in Scotland. The long sunny summer days and warm current of the Gulf Stream ensure Skye's waters are a rich feeding ground for fish. There is plenty to be caught by anglers of all abilities, whether just off-shore in Loch Bay, or further afield where mackerel, cod, pollock, coal fish and ling may be caught. There are also lobster, crabs and langoustines in the loch.

The west coast is famous for its exciting sailing, particularly when matched with many of the Island Michelin star restaurants.

Kilbeg is the nearest village which is located a half-mile (0.8 km) south southwest of Kilmore and 2 miles (3 km) north northeast of Armadale. The Gaelic-language college Sabhal Mór Ostaig is located here, as is Sleat Primary School.

Day trips could include a trip to Armadale Castle as well as taking the ferry to Mallaig and enjoying some of the best beaches in Scotland such As Camusdarach Beach, Arisaig
Beach or Traigh Beach as well as various boat trips, seal sightings and fishing expeditions.
