Grange Farm is a former farmhouse dating from the early 17th century with 18th century and 19th century alterations. It has a most attractive south-facing front elevation with leaded windows, and chamfered wooden lintels under drip mouldings. Internally, there are many features appropriate to the period including Tudor arched doorways with studded plank and batten doors, Tudor arched fireplace in the sitting room, an early 17th century staircase with turned balusters, window shutters and window seats, beamed ceilings, fireplaces and flagstone floors.

The property is situated well back from the road with south facing views to the wooded slopes of the Mendip Hills and approached over a long walled drive. It is surrounded by its own level land adjoining farmland. There is a lovely outlook to the north across to the wooded hills of Wrington.

The interior has a warm atmosphere with all principal rooms facing south, over its front garden and paddocks to the Mendip Hills. The
kitchen/breakfast room has an oil fired four oven Aga. Integrated appliances include a fridge and dishwasher and there is a central unit with breakfast bar. The kitchen/ breakfast room, dining room and reception hall each have a flagstone floor and the most attractive sitting room has an arched stone period fireplace, chamfered beamed ceiling, window shutters and stone mullion windows. A snug at the rear of the house has a stone floor and wide glazed door opening to the garden.

Beyond the kitchen is a utility with a rear hall and cloakroom which in turn leads to a superb 33'8 games room/home office with log burning stove and vaulted ceiling which was converted from a stone and tiled barn. The 17th century staircase leads to the first floor landing where the staircase splits into two giving access to mezzanine levels leading to four of the six bedrooms including the principal bedroom with en suite bath/shower room and dressing room, bedroom 2 with en suite shower room and family bathroom. The second floor is accessed by two separate staircases, one leading to bedroom 5 with an en suite bathroom and the other to bedroom 6 and a further bathroom.

Gardens and grounds
Grange Farm is approached between two stone pillars and over a stone long sweeping walled drive, passing excellent outbuildings, and continuing to a rear parking courtyard for several vehicles, off which are further outbuildings and a conservatory style heated swimming pool complex. Beyond is a hard tennis court.

Attractive walled south facing gardens immediately in front of the house are laid to level lawn with deep herbaceous borders and pathways, with a view to the wooded slopes of the Mendip Hills. Behind the house is a paved area, and a large expanse of level lawn interspersed with ornamental trees, adjoining farmland, with a wide open view to Wrington Hill. To the east is a copse and kitchen garden.

Outbuildings
There is a range of stone and tile outbuildings of about 2,368 sq ft, all are well maintained. Accessed from a paved and cobbled courtyard garden to the west of the house, is a stone and tile converted barn with a wine cellar and party room.

Adjoining the rear of the house is a stone and tiled double workshop. Adjoining the rear parking courtyard is a stone and tiled open fronted car port incorporating a log store and further storage and is attached to the swimming pool complex.

On the lower approach drive are two substantial stone and tile barns. One is a detached former stable with hay loft over and open fronted implement store. Opposite is a two storey wide open fronted machinery store with loft over.

The Land
Level pasture lies either side of the entrance drive from which is vehicular access. The land surrounds the house and outbuildings principally to the south, west and north. A strip of land lies to the west, in all amounting to about 10.17 acres.

On the opposite side of the road is further pasture amounting to 5.91 acres available by separate negotiation.
