"As soon as we saw the place, we fell in love with it. The front of the house is really pretty and it is the perfect mix - everything that makes a country paradise. We liked the space, the streams running through the grounds, the ponds and the bluebell woods. One of the things we wanted to do was to start a small holding and it's perfect for that."
Situated in Whitebrook, in a picturesque part of the Wye Valley that is known for its industrial heritage, this desirable country house is likely associated with the paper mills which were the main industry of the area from the 1700s. This now serene valley conceals the remains of dams, leats, warehouses, mill workers' cottages and former mills, many of them converted into homes. New Mills House is a traditional stone-built cottage, thought to have been built around 1750, with a later, grander, stone extension likely build in the 1800's, featuring sash windows.
Whitebrook is in the Wye Valley Area of Outstanding Natural Beauty, a wonderful location for those who enjoy the outdoors. There are plenty of opportunities for walking, climbing, cycling, canoeing, riding or simply enjoying the river, scenery and wildlife. There are a number of good pubs and restaurants in the vicinity, including Michelin-starred The Whitebrook.
On the west (Welsh) side of the River Wye, the village is mid-way between Tintern, with its renowned Cistercian abbey and the market town of Monmouth (each about 6 miles distant.) Monmouth provides a variety of independent shops, restaurants, tea rooms and coffee shops and has a Lidl, a Waitrose and an M&S Food. The town hosts regular markets and a busy programme of events, boasts good leisure and recreation facilities and nearby world-class golf courses.
An exceptional family home, offering an idyllic country lifestyle, New Mills House is within 5 miles of both Trellech Primary School and St. Briavels Parochial Church of England Primary School. Monmouth benefits from well-reputed state schools and the Haberdashers' Monmouth independent boys' and girls' schools. There are further schools in Chepstow, about 11 miles away. From Whitebrook, there is good access to the motorway network, linking to Cardiff, Bristol and the Midlands, making this rural community attractive to commuters. For those working from home, this particular property provides enviable workspace, served by fibre Broadband. "It is a great place to work from home. There is a lovely, big office, shut away from the rest of the house. There is peace and quiet all around and if you want to break off and go for a walk, leaving the house you can immediately be in open countryside or beautiful woodland."
Step inside:- - The interior is an attractive blend of cosy, characterful 18th century rooms and the airy and elegant rooms in the later part of the house.
In the older part of the building, a porch with a quarry tiled floor leads into a spacious entrance hall with a feature exposed stone wall and an original stone fireplace, suitable for an open fire. A pair of glazed doors open to the living room, which is full of historic character and charm, with painted stone walls and exposed ceiling beams. An original stone-built fireplace, with an oak beam over, houses a Clearview wood burning stove. Two windows with deep window seats overlook the formal front garden.
Taking up the whole of the area above the entrance hall and living room is a delightful principal suite, accessed from the main landing, via a dressing room. The bedroom has exposed stone walls and a vaulted roof where the original timbers make a stunning feature. To each side of the room, a window gives views of the beautiful, natural surroundings. In the spacious en-suite bathroom, the original A-frame and roof timbers are exposed. The en-suite incorporates a luxurious freestanding roll-top bath, positioned centrally. There's also a walk-in shower in one corner.
Back downstairs, a white-painted ledge and brace door from the entrance hall leads through to a spacious dining room. The room has a sash window overlooking the front of the house and an imposing stone fireplace with a woodburning stove. The adjacent kitchen has been fitted with Shaker-style units and has flagstone flooring. The kitchen includes an electric range-style cooker, a built-in dishwasher and room for a fridge freezer. To one side of the kitchen is a large boiler room, with space for storage. To the other side is a boot room, utility room and downstairs shower room with WC. From the boot room, there is a door to the back garden.
Next to the dining room, with a sash window overlooking the front of the house, there is a magnificent home office, fitted with wall-to-ceiling solid oak bookcases with cupboards under. This room has stained wooden floorboards. Set in an exposed stone wall there is a stone fireplace with a Charnwood log burning stove.
Upstairs, as well as the stunning principal suite, there are three further charming bedrooms as well as a family shower room and a separate WC.
Outside - New Mills House is approached along a driveway which runs alongside an old mill leat (a man-made stream). The drive leads to a parking and turning area in front of a single garage, attached to the side of the house. Next to the parking area is a small detached stone barn, which the vendors use for their ducks, geese and pygmy goats and also for storage. There is potential to convert this into an annexe, holiday accommodation or home office (subject to planning permission). Alongside the barn is a wooden chicken house and run.
The magical gardens and grounds are a real feature of this property. The delightful front garden is laid out formally, with mature shrubs and trees. It includes a flagstone patio along the front of the house, which makes a peaceful place to sit and enjoy the surroundings. The large back garden, which extends to about 1.5 acres, is fenced and secure for dogs. The grounds include several "party areas" where the vendors have placed seating around fire pits.
There are three areas of woodland, filled with bluebells in springtime, and there is a wildflower meadow, where orchids, cowslips and other species flourish. The Whitebrook flows through the land, crossed by attractive wooden footbridges. There are three lovely ponds, including a lily pond nearest the house and the larger Duke's pond furthest away. The ponds are a magnet for wildfowl and kingfishers can often be spotted.
"Probably my favourite place is the top of the meadow, from where there are wonderful views across the valley. We like to entertain up there we put gazebos up, it is great for barbeques, we can make as much noise as we like and the kids can play in the meadow."
AGENT'S NOTE. There is a little-used public footpath across the front of the property leading to Duke's pond and from there back to the roadway.
