DESCRIPTION

Tros yr Afon is an attractive period property which occupies a wonderful rural location overlooking the north east Anglesey coastline. Originally a period farmhouse, it has been comprehensively renovated, remodeled and extended by the present owners during their tenure, the majority of the works having been completed across 2005 & 06.

The construction is of stone with a large side wing with gable added which is cavity wall, all beneath a pitched slate roof with dormers. Indeed, the house has retained its lovely traditional appearance, but now benefits from modern building techniques and materials, and is double glazed throughout. The owners were keen to keep plenty of character both inside and out, and there are numerous exposed stone walls, some exposed timbers, fireplaces with woodburners, an elegant turned staircase, all complemented by good quality kitchen and bathroom fitments, and oil fired central heating. The accommodation is beautifully proportioned and arranged over three floors, ideally laid out for family living.

In addition to which is a super ‘Pool House’ which provides excellent ancillary living space. The front door opens into a porch and in turn to the reception hall, which has exposed stone floor and provides access to all ground floor principal rooms. At one end of the house is a large garden room with a woodburning stove and benefits from several pairs of French Doors, giving it a light and airy aspect overlooking the gardens. The centre of the building comprises a snug and larger sitting room, both with open fireplaces. The master suite comprises a large bedroom with triple aspect including overlooking Red Wharf Bay. There is a well fitted dressing room with plenty of wardrobes, and a beautifully fitted bathroom, with walnut floor, and independent bath and shower. There are two further double bedrooms and a spacious family bathroom. At second floor level, there are two double bedrooms, bathroom and a useful study/6th double bedroom.

LOCATION

Tros yr Afon occupies a tranquil location within an Area of Outstanding Natural Beauty, in the small hamlet of Llanddona Beach, accessed off a no through lane and enjoying an elevated setting with spectacular views across Red Wharf Bay, the surrounding countryside and along Anglesey’s coastline towards Point Lynas. Llanddona and Llangoed villages are 1 and 3 miles distant respectively, with local convenience store and pub, while a comprehensive range of services is available in Beaumaris and Menai Bridge with a selection of pubs, restaurants, shops and hotels. There is a choice of supermarkets available on the edge of Bangor and a Waitrose in Menai Bridge.

On the recreational front Anglesey is renowned for its scenic coastline with numerous sandy beaches and miles of walking inland and along the coastal path. Of particular note is Llanddona Beach which is a short walk from Tros yr Afon at the end of the lane, and which links to Red Wharf Bay which, at low tide, provides miles of lovely sandy walks.

For those interested in sailing and boating, the waters around Anglesey provide impressive cruising with its interesting coastline, and there are several sailing clubs on the island notably the Royal Anglesey Yacht Club in the popular town of Beaumaris (4 miles) and marinas at Holyhead and Deganwy on the mainland. There are a number of golf courses and shoots, motor racing at Ty Croes and riding stables at Tal-y-Foel on the Menai Strait.

COMMUNICATIONS

The area benefits from excellent road communications being approximately 9 miles from the A55 expressway facilitating access across the North Wales coast to Cheshire and linking with the national motorway network. For travel further afield there is a direct Inter-City rail service from Bangor to London Euston via Chester and Crewe, and Liverpool & Manchester are served with international airports.

OUTSIDE

The property is approached over a gravelled drive to a parking area in front of the house with high boundary wall. At the far end is a block and rendered outbuilding, having a slate roof and pressurised water cylinder (not currently connected to the boiler but run from an electric immersion).

The main gardens are to the north west of the house to benefit from the wonderful aspect and views. Against the house and accessed from the kitchen, garden room, and sitting room is an impressive York stone terrace which extends across the width of the building, and around to the south west, linking back to the drive. A flight of wide steps provides access down to the garden, which is laid to lawn with deep borders supporting a variety of flowering trees and shrubs, notably an impressive magnolia against the north east boundary which is a high stone wall, providing for a sheltered climate when in the garden.

The lawn extends to the pool house and, around one side, more steps and path which leads between the stone boundary wall and pool to a lower garden area with orchard and greenhouse. There is independent gated access from the lane into this part of the property.

THE POOL HOUSE AND POOL

A detached building, formerly an agricultural building, converted in around 2004 and constructed of rendered block. The building is served with oil central heating and provides fantastic ancillary accommodation to the main house, or which could be let to derive a useful income. The main room provides a kitchen with open plan seating and dining areas, all overlooking the pool and view beyond, with four pairs of double doors to the decking. The kitchen has a range of wall units with cupboards and drawers beneath work surfaces, a sink, Beko cooker, plumbing for dishwasher, tumble dryer and washing machine, and a fridge freezer. To one side is a double bedroom, on the other a well equipped bathroom with standalone bath and shower. At the rear of the building is a plant room housing a Worcester oil boiler solely for the Pool House and a pressurised cylinder.

The pool is a fantastic amenity, being of concrete construction with steps at one end and an infinity finish to the seaward elevation, and surrounded by Travertine Stone and hardwood decking. There is plenty of space for several pieces of outdoor furniture, and a room beneath part of the decking provides the pool filtration equipment.
