Auchenzeoch Steading is a most attractive and detached country property. The building, which had been a steading and a mill, is believed to date from about 1890 and was converted into a very comfortable and spacious home in 2008. Also off the hallway is the open plan kitchen/dining/family room. The living area has French doors to the garden, Cotura wood burning stove and oak flooring. The fully fitted kitchen has wall and floor units with composite quartz worktops, breakfast bar, double sink and central island unit. Appliances include an Ikea dishwasher, Rangemaster LPG gas hob with six gas burners, double oven / grill and extractor, an undercounter microwave, together with a limestone tiled floor. There is ample space for informal dining. The utility room also has limestone flooring, along with fitted units, plumbing for a washing machine and dryer, sink, clothes pulley, back door, together with a door to separate WC with washbasin.

Stairs from the hallway lead to a spacious first floor landing with a shelved airing cupboard. The principal bedroom has French doors to a balcony with views to the Hill of Garvock and a partially tiled en suite with bath, shower cubicle, washbasin, WC and a dressing room with hanging and shelved units. Bedroom two looks out over the rear garden. Bedrooms three and four both have a walk in shelved and hanging cupboard. Bedroom five also has a walk in hanging and shelved cupboard and a partially tiled en suite shower room with washbasin and WC. The partially tiled family bathroom has a bath, shower cubicle, washbasin with vanity unit and WC.

From the utility room a door leads to the triple integral garage with three automatic up and over doors, power, light, a Boulter Buderus Camray oil fired boiler, and a hatch to a floored loft. The main garden includes paved areas linked to the house, lawn, a sunken trampoline, a garden store (3.1m x 2.4m approx.) and is enclosed by fencing and hedges. On the other side of the garden is also enclosed by hedging and has some fruit trees.

Location

Auchenzeoch Steading is very conveniently placed with extensive views and excellent access to the A90 providing ease of access north to Aberdeen and south towards Dundee. It is between Fordoun and Auchenblae, at the northern end of the Howe of the Mearns in Kincardineshire. Auchenblae is an active village which has a village shop and a GP surgery. In addition Auchenblae Den has lots of outdoor activities including a football pitch, tennis courts, cycle and pump track and a bowling green. There is a pub in Fordoun. The Howe of the Mearns is a renowned area of farmland which is sheltered from the coast by the Hill of Garvock. Inland lie the glens, forming the foothills of the Grampian Mountains.

There is a primary school in Fordoun with secondary schooling at the Mearns Academy in Laurencekirk, which also has shopping and local services. A bus picks up for both schools. There is also a primary in Auchenblae. Further shopping and secondary schooling are available in Stonehaven. Private schooling can be found at Lathallan (6.5 miles) on the coast at Johnshaven, with a bus from Laurencekirk. There are a number of good private schools in Aberdeen, including Robert Gordon’s College, St Margaret’s and Albyn, as well as the International School. There are two universities. Aberdeen provides all the facilities expected of a major city.

Local golf courses are found at Auchenblae, Edzell and Montrose. There is a leisure centre in Montrose and in Stonehaven. Fishing can be taken on the nearby North and South Esks. St Cyrus Nature Reserve and beach are located on the coast. There are a number of good walks in the area, including in Drumtochty Glen and along the coast. Close by is the Castleton Farm Shop and Café.

There are railway stations at Stonehaven and Laurencekirk, with services to Aberdeen and the south, including a sleeper. Aberdeen Airport is very easily reached by the Western Peripheral Route and has a wide range of domestic and European flights.

From the south on the A90 dual carriageway, some 2 miles north of Laurencekirk, turn left signposted Auchenblae. Continue for 0.9 miles and turn right. Auchenzeoch Steading is the second house on the right after 0.2 miles.

From the north on the A90 take the turning at Fordoun signposted Fordoun and Auchenblae, some 9 miles south of Stonehaven. In Fordoun turn left signposted Auchenblae. After 0.9 miles turn left opposite Red Hall House. Continue for 0.6 miles and the house will be seen on the left.
