Description

The Pump House is situated in the central part of Westonbirt Estate Yard, previously owned by Westonbirt School and now a select development of unique houses and cottages. Entering the The Pump House, there is a large double height entrance/dining hall with chandelier off which is a 23’ drawing room with a feature stone fireplace and wood burning stove, fitted cabinetry and cupboards and stone mullioned windows overlooking the garden. A separate door provides access to the covered terrace. A bespoke timber/glazed screen divides the hall from the breakfast room, which in turn forms part of the kitchen, with double doors opening out onto the part covered side terrace, ideal for entertaining. The bespoke handmade kitchen has cabinetry housing a fitted fridge, freezer and dishwasher. Leading off the kitchen is a ‘walk-in’ larder room with shelving. In addition there is a range cooker and on the opposite side is a cloakroom and a utility/boot room housing the oil fired boiler which opens into a covered parking area. From the hall, steps lead down to electrically operated sliding glass doors providing access to a multi-purpose room (study, gym, media room) which is ‘top lit’ by an attractive glazed lantern incorporating an electrically operated blackout blind.
The main staircase leads from the entrance hall to a galleried landing providing an upper floor Snug/Seating area. To either side are four bedrooms. The main bedroom has exposed stonework feature windows and is fitted with built-in wardrobes, cabinetry, and display shelving, as well as benefiting from an en suite shower room, as does the guest bedroom.
Externally there is an enclosed walled garden to the front of the house with lawn, shrub borders, maturing trees and a terrace for alfresco dining. There is also a covered parking area with telescopic security post and a separate carport with secure storage. Additional parking for visitors is nearby.

Location

Westonbirt is a charming village situated in the south of the Cotswolds and within a Conservation Area. In addition to the Church and the hotel, there is also the world-renowned Westonbirt Arboretum. The nearest town of Tetbury is a popular and traditional market town well known for its 17th and 18th Century architecture. Although the town is noted for its antique shops, there are a wide range of everyday shops, exclusive boutiques, restaurants, cafes, as well as two supermarkets. The larger centres of Cirencester and Bath are approximately twelve and twenty one miles away, respectively and provide a more extensive range of shopping and recreational facilities. The area is ideal for those with equestrian interests, with polo being played at Beaufort Polo Club and close to Badminton and Gatcombe horse trials. Other recreational pursuits include golf in the village and also at Minchinhampton; sailing at the Cotswold Water Park, and motor racing at the Castle Combe circuit. There are a range of annual festivals in Bath, Bristol and Cheltenham. The property is conveniently located with access to the M4 at Junctions 17 and 18, which provide easy access to London as well as Bristol, where it links with the M5. There is also a regular rail service to London Paddington from Kemble or Chippenham, both approximately ten miles away.
