The Pembrokeshire Coastline at The Parrog, Newport is within a mile and a half or so and also close by are the other well known sandy beaches and coves at Newport Sands, Ceibwr Bay, Poppit Sands, Cwm, Aber Rhigian, Aberfforest, Cwm-yr-Eglwys, Pwllgwaelod and Aberbach.

The well known Market Town of Fishguard is some 8 miles or so west, whilst the other well known Market Town of Cardigan is some 12 miles or so north east.

Cardigan being close by, has the benefit of an excellent Shopping Centre together with a wide range of amenities and facilities including Secondary and Primary Schools, Churches, Chapels, Banks, Building Societies, Hotels, Restaurants, Public Houses, Cafes, Take-Aways, Art Galleries, a Post Office, Supermarkets, Petrol Filling Stations, a Cinema/Theatre and a newly built Hospital.

The County and Market Town of Haverfordwest is some 20 miles or so south and has the benefit of an excellent Shopping Centre together with an extensive range of amenities and facilities including The County Council Offices and The County Hospital at Withybush.

There are good road links along the Main A40 from Fishguard to Haverfordwest and Carmarthen and the M4 to Cardiff and London as well as good Rail Links from both Fishguard and Haverfordwest to Carmarthen, Cardiff, London Paddington and the rest of the UK.

Directions - From Fishguard, take the Main A487 Road east for some 7 miles and on entering the Town of Newport, take the turning on the right onto Ffordd Bedd Morys and signposted to Gwaun Valley. Proceed on this road for a Third of a Mile or so and continue over the Cattle Grid and a Third of a Mile or so further on, bear right at the fork. Continue on this road for a few hundred yards and Field O.S. No. 3716 is situated on the right hand side of the road. A "For Sale" Board is erected on site.

Alternatively from Cardigan, take the Main A487 Road south west for some 11 miles passing through the Town of Newport and on leaving the Town, take the turning on the left, signposted to Gwaun Valley and onto Ffordd Bedd Morys. Follow directions as above.

Description - Field O.S. No. 3716 is a gently sloping Pasture Enclosure (affected by Bracken) which extends to 0.20 Acres or thereabouts. It is, in the main, clean Pasture Land and is bounded by a Pembrokeshire Hedge. There is an opening over the hedge off the Council Maintained District Road (Ffordd Pengawse) at or around point "A" on the Plan as well as an opening off the adjoining Common Land at or around point "B" on the same Plan.

The boundaries of Field O.S. No. 3716 are edged in red on the attached Plan to the Scale of 1/2500.

Services - There are no Services connected to the Land although we believe that Mains Water and Electricity are available in the vicinity of Brackendale and adjacent properties.

Tenure - Freehold with Vacant Possession upon Completion.

Remarks - Small Enclosures of this nature in the Pembrokeshire Coast National Park are extremely scarce and in particular on Newport Mountain and bordering Carnlingli Common. It is ideally suited as a small Pasture Enclosure for a Pony or for Sheep, or alternatively, it could be utilised as a Vegetable Garden or even for Recreational purposes (Subject to any necessary Consents).
