A delightful three bedroom period cottage set in approximately 0.8 of an acre and adjoining open moorland. Delightful moorland setting surrounded by open moors some two miles from Princetown. Duchy leasehold.
SITUATION AND DESCRIPTION
A delightful period cottage situated in a unique unspoiled location on Dartmoor National Park. Approximately 2.6 miles from Princetown village, along a tarmacked road through open moorland, the cottage is one of three originally built for the workers of nearby Whiteworks mine.
Once one of the largest Tin mines on Dartmoor, Whiteworks was so named as the tin ore here was white in colour. Mining activity came to an end more than 100 years ago since when the area has been utilised for livestock farming and the breeding of Dartmoor ponies. Nearby is Fox Tor Mire, believed to be the location for Conan Doyle’s Grimpen Mire in ‘Hound of the Baskervilles’, which would place the fictional Baskerville Hall nearby to the cottages themselves.
The cottage dates, we believe, from the mid-nineteenth century and is entirely ‘off-grid’ with electricity being generated on site by 16 solar panels and/or diesel generator which supply lithium batteries. There are also two thermal solar panels on the roof. There is a phone line which enables phone calls and the Internet, a private water supply and private drainage. The gardens and grounds amount to approximately 0.8 acre and adjoin open moorland to three sides. The neighbouring cottages are arranged as one and are owned by Plymouth College and used as a base for outdoor activities but are, we believe, empty for much of the time.
The accommodation includes three first floor bedrooms and bath/shower room with sitting room, dining room, kitchen, boot room, conservatory, and office/study. The kitchen includes a fully programmable Klover wood pellet stove/cooker (heating water and radiators) and a wood-burning stove will be found in the sitting room. There is a large loft area which has been professionally boarded. There are also a number of outbuildings housing the generator and batteries and providing garage/workshop/storage space. There is space for parking a number of vehicles including the single garage, and a number of trees and shrubs which surround the house and a large grassy lawn. At the back of the property, there is a stream where previous residents used to gather water.
The property is being sold as a ‘Duchy of Cornwall leasehold’, which is not uncommon for properties on Dartmoor – over the years Mansbridge Balment have sold a number of Duchy leasehold properties. We will be glad to explain what this means in practice and provide further information on request. Such leases are not usually mortgageable, and we would recommend that interested parties confirm with their lender (if borrowed finance is to be used) that this would meet their criteria before travelling any distance to view.
As a lifestyle choice Mine Cottages provides a genuinely unique opportunity to enjoy the wild outdoors that Dartmoor National Park provides with more than 360 square miles of some of the most attractive scenery this part of the world has to offer. Although Princetown village is within 2 miles, there is a degree of isolation to be had here which is increasingly hard to find in this day and age. Princetown has shops, post office, cafes, and a pub together with a church, primary school and visitor centre. It is, of course, home to the famous Dartmoor Prison. More facilities are to be found a few miles distant in Yelverton and Tavistock with the regional centre of Plymouth a little further to the south-west.
