TENANT FEES/CHARGES SCHEDULE effective June 1, 2019

* SECURITY DEPOSIT equal to five (5) weeks rent, covering damages or defaults on the part of the tenant during the tenancy.

* Refundable HOLDING DEPOSIT - 1 week's rent maximum

* INTEREST on OVERDUE RENT when over 14 days, no more than 3% of Bank of England base rate.

* Replacement of LOST KEYS or Security Device.

* PAYMENT to CHANGE the TENANCY capped to £50.

* COMPANY TENANCY ADMINISTRATION FEE to secure a property on a

   non-AST agreement equals to 50% of one (1) month's rent.

* COMPANY RENEWAL FEE - £100

* VARIATION OF CONTRACT ( Tenant's request) - £50 inc. VAT. To cover

   costs associated with securing the Landlord's instruction as well as the

   preparation and execution of the new legal documents.

* CHANGE OF SHARER(s) (Tenant's request) - £50 inc. VAT per replacement

   Tenant or any reasonable costs incurred if higher, to cover costs associated with

   securing Landlord's instructions, new tenant referencing and Right to Rent checks,

   security deposit registration as well as the preparation and execution of the new

   legal documents.

* EARLY TERMINATION (Tenant's request) - Should the Tenant wish to leave the

  contract early, they shall be liable to the Landlord's costs in re-letting the property

  as well as ALL rent due under the tenancy, until the start date of a new replacement

  tenancy. The costs will be no more than the maximum amount of rent outstanding on

  the tenancy. The Landlords fee is 70% of a month's rent.

* REFERENCE FEES - Not payable by the Tenant

* A referencing fee of £35.00 is payable by the Landlord and these costs should not be

  passed to the Tenant.
