Set in a spectacular elevated position with views across open fields to Loch Gorm, Tigh na Mara is a three bedroom single storey DETACHED COTTAGE of traditional construction. Whitewashed externally, with a pitched tiled roof, the property occupies a particularly atmospheric position, with the ruined Old Kilchoman Church a stone’s throw away, and the sound of the Atlantic Ocean waves crashing on Machir Bay only a few minutes away.

The accommodation, which would benefit from some upgrading, comprises hallway, cosy open plan lounge/kitchen/diner with multi-fuel stove, two double bedrooms, one single bedroom and a family bathroom. The space heating provided by the stove in the lounge is supplemented by storage heaters, and the property is double glazed throughout.

Externally, there is space to park at least two cars to the front of the cottage. There is a lovely small walled garden to the side of the property and two useful stone built sheds in the form of a lean to attached to the rear of the house and a bike shed detached at the end of the garden. There is also a small paddock to the west of the garden, extending to approximately ½ acre, however it is understood that this is not capable of development due to archaeological restrictions in the area.

Kilchoman is located on the west coast of the Rhinns of Islay, only ten minutes or so from Bruichladdich.  Village shops with post offices are in Bridgend and Bruichladdich, and the island's two ferry ports are located at Port Askaig (17 miles) and Port Ellen (20 miles). The local airport is approximately 17 miles away at Glenegedale, Port Ellen.  Primary school is in Port Charlotte village, and Islay High School is in Islay's main village, Bowmore. School transport is provided. Kilchoman Distillery in only minutes away from the property.

Argyll Community Housing Association intend to replace the water supply pipe, and the owner of Tigh na Mara will be required to contribute to the cost of the replacement of the pipe.

DIRECTIONS

From Bridgend, take the A847 towards Bruichladdich/Port Charlotte.  After about 4.2 miles, turn right on to the B8018, signposted towards Sanaigmore.  Travel approx 5 miles along this single track road, following signs for Kilchoman.  The public road then turns left towards church/cemetery. Continue on this road for a minute or so and Tigh na Mara is the first of two properties on the right, just before the church.
