The original heart of Catford House was built using local stone under a slate roof. It has well proportioned rooms with tall ceilings and every room looks out across the gardens and grounds taking full advantage of the south westerly views beyond. Original features are in evidence throughout including exposed beams and a gorgeous inglenook fireplace with wood burning stove.
Today the house and its grounds are beautifully presented, having been renovated and well cared for by the current owners. The house has several reception rooms on the ground floor including a large sitting room with a door to the courtyard, dining room with views to the rear garden and a drawing room with an attractive open fireplace. The kitchen has an extensive range of cupboards, a range of built in electrical appliances as well as an oil fired AGA. There is also a good size utility room with steps down to the basement. The main house offers six beautifully appointed bedrooms, all of which has been the subject of thoughtful design and benefits from wide ranging views across the surrounding landscape. The principal bedroom is a true oasis, complete with a luxurious en suite bathroom and double glazed doors to the private balcony ensuring lovely rural views of the land.
Adjacent to the farmhouse, is a charming traditional cottage with a separate independent entrance and private garden. The cottage is perfect for use as ancillary accommodation to the main house, or alternatively as an independent dwelling. The cottage boasts its own kitchen, living area and large bedroom and provides a sense of privacy and independence. The cottage is currently used as a successful holiday let with a sufficient income. For more information on the cottage please follow the link and accounts are available on request.
The house is approached off a peaceful country lane, down a gravel drive that leads to a large parking area in front of the house, providing plenty of parking and access to all the property's outbuildings. There are a range of traditional and modern agricultural buildings, including six American style stables with a tack and feed room and three wooden stables with a corral in front. There is a further selection of livestock buildings all with good access to the surrounding paddocks.
A particular feature of Catford House is the gorgeous sheltered garden to the side and rear of the property, that includes lawns, an orchard and a vegetable garden. Stretching away from the house are a selection of fields, laid to mature pasture and totalling circa 55 acres.
Catford House sits in a fabulous rural setting in the Brendon Hills, close to the Exmoor National Park, about a mile outside the charming village of Huish Champflower with its Village Hall, King George V Memorial Playing Field (home to Huish Champflower Cricket Club) and St Peter's Parish Church. Nearby Wiveliscombe (just over 4 miles) has a good selection of shops meeting most day-to-day needs and for wider requirements, Wellington (11.3 miles) has various shops and supermarkets, including a Waitrose, and the larger centres of Taunton, Tiverton and Minehead are 16 and 18 miles away respectively.
The North Somerset coastal port of Watchet is less than 10 miles away, as is the picturesque Exmoor village of Dulverton. Outdoor activities abound, with fishing and sailing at Wimbleball Lake (6 miles), tennis, swimming and rugby at Wiveliscombe, cricket and racing at Taunton (15.2 miles) and the vast
open spaces of Exmoor opening up from Haddon Hill (6 miles).
For transport links, Taunton has regular fast rail services to Bristol Temple Meads in 52 minutes and to London Paddington in as little as 1 hour 39 minutes. Exeter (34.5 miles) and Bristol Airports (53.6 miles) are both easily accessible, offering connections to both UK and international destinations. The M5 is also accessible at Taunton, Junction 25.
There is an excellent range of schooling nearby in both the state and independent sectors and the good private schools within reasonable driving distance include Wellington School, Blundell's in Tiverton and Taunton School, King's and Queen's Colleges and King's Hall Preparatory School in Taunton.
