Description - Set in an area of outstanding natural beauty, lies Nethercott Wood, a rare Devon mature woodland offering an excellent parcel for both amenity use and commercial forestry purposes. It combines tall maturing Douglas fir within an ancient woodland setting, sloping down to a wonderful stream at the valley bottom with an extensive hard track infrastructure throughout to aid access.

Nethercott Wood lies near to the village of Oakford within the county of Devon, 8 miles north-west of Tiverton, in the Exe Valley.

The Land - The Woodland consists of approximately 34.31 acres (13.88 hectares) of prime woodland, mainly Douglas Fir, split into various compartments with a fern understorey which makes it an attractive parcel. On the southerly boundary there is a stream including a small island. Fishing and sporting rights run with the land.

Building - There is a two bay open fronted barn near the entrance for the storing of timber. It measures approximately 10m x 7.5m and is constructed from timber from the wood of Douglas Fir. It has a metal roof and a hardcore base.

Internal Access - There is an excellent hard standing area at the entrance of approx. 0.3acre at the gated entrance for loading and forwarding the timber.

There is good internal access throughout the wood, with a hard track being laid of Type 1 material, which was granted planning under a prior approval notice. Additional new tracks, that don't show on the Ordnance Survey map exist between A to B, C to D. From D to E & F there are dirt tracks for access. The length of track E to F has cross drains installed to give good access to the open glade that adjoins the stream side.

Stocking Schedule - The main compartment consisting of 10 hectares of Douglas Fir and European Larch was planted in 1961. The other smaller compartments include these species but also contain Norway and Sitka Spruce, being planted in 1963.

Management - There is a current woodland management plan in place until 2026. Additionally a thinning licence exists for the woodland. The wood is currently managed in hand and sympathetically managed under traditional forestry methods over the last few years removing the Larch and some Douglas Fir to develop the wood for long term and amenity use. It is ready to go as a commercial investment, as it has excellent timber quality and value.

River - The River is a healthy river with Brown Trout existing. It is part if the Iron Stream Mill, a tributary of the River Exe.

Taxation - We understand that commercially managed woods qualify for 100% Business Relief from Inheritance Tax after two years. Additionally Timber sales are free of all Income Tax and do not attract Capital Gains Tax. In certain circumstances it is possible to roll-over Capital Gains Tax into the proportion of the purchase price attributable to the value of the land.

Fencing And Boundaries - The perimeter is clearly marked by ancient hedgerows, with recent improvements in the boundary hedges.

Highways And Rights Of Way - The land is accessed by a track which is an adopted Highway to the boundary of the property. There are no public or private rights of way over the land, offering good privacy.

Wayleaves - The land is sold with the benefit of all rights of way (whether public or private), light, support, drainage, water supplies and other rights and obligations, easements, quasi-easements and restrictive covenants and all wayleaves for poles, stays, cables, drains and water, gas and other pipes, whether referred to in the General Information, particulars, special conditions of the sale or otherwise, and are subject to all outgoings or charges connected with or chargeable whether mentioned or not.

Designations - A large part of the west facing slope overlooking the Iron Stream Mill is designated as a Plantation on Ancient Woodland site (PAWS). The woodland management plan has been progressed and a prospective purchaser with a focus upon conservation objectives could continue this restoration process.

Ownership - We confirm that our understanding is that the ownership is as per the map with the title running to the middle of the stream to include the island.

Disclosure - In order of full disclosure we confirm that Himalayan Balsam is prevalent along the stream, but there has been active management over the last few years to control this and now only a few plants appear present on the land.

Tenure - Freehold with Vacant Possession upon Completion of the Purchase.

Mineral Rights - These are owned and included in the sale.

Sporting - The land offers good sporting. Opportunities to include deer stalking, game shooting currently being used as part of a neighbour shoot under licence. Additionally fishing can be undertaken from the stream side glade with Brown Trout existing in the stream.
