Bought three years ago by the current owners as a newly built property, Field View is set on the northern edge of a small, attractive development of individually styled family houses. At the front the house looks out onto a tall hedge line with miles of unspoilt farmland beyond providing a lovely view from much of the first floor. Field View has painted and rendered walls, double glazed UPVC windows and a plain, clay tiled roof. It also has a north/south axis with the rear of the house facing south, This coupled with pale décor floods the interior with natural light to provide a lovely feeling of space. The ground floor has a central hallway, with the drawing room on one side of it and the kitchen/dining room on the other. The former is a wonderfully light and airy room with windows on three sides including a set of French windows that open to the rear, walled garden. The fully fitted kitchen/dining room on the other side of the hallway also has French windows that open to the garden and is fitted with units under grey granite work surfaces. The kitchen is equipped with a pull-out larder cupboard, a central island unit with cupboards and shelves either end and a granite top, gas hob plus a selection of Neff appliances including a fridge/freezer, dishwasher and washing machine. Upstairs there are four bedrooms, each with a fitted wardrobe. The main bedroom has views out over open countryside, built-in wardrobes and an ensuite shower room. Adjacent to it is a single bedroom that currently serves as a dressing room/study. There are two further double bedrooms, one looking out over unspoilt farmland and the other over the rooftops of neighbouring properties to the hilly countryside south of Sherborne. The three bedrooms without ensuite facilities share use of the family bathroom.

Field View is set back from the passing pavement behind dwarf hedging of clipped box with a beautiful walled rose garden behind the house. It was created by the current owners from scratch and encompasses a series of level, paved seating/dining areas and a gently sloping lawn separated and fringed by borders/raised beds planted with a heady mix of beautiful shrub and climbing roses, flowering shrubs and colourful herbaceous perennials plus a line of cherry and silver birch trees. At the far end of the garden is a summerhouse/home office that is fully insulated and equipped with light and power. Beside the summerhouse is a pedestrian gate opening to the property's single garage and dedicated parking space. The parking space and garage open onto Pitmans Way. Opposite the front of the house across Mildenhall Road is non-dedicated parking for three cars.

Sherborne town centre 1 mile, Sherborne train station (Waterloo 2.25 hours), Yeovil 6 miles, Wincanton/A303 10 miles, Castle Cary station 14.5 miles (Paddington 90 minutes), Dorchester 18 miles, Taunton M5(J25) 30 miles, Bristol Airport 41 miles. (Distances and times approximate).

Field View is situated on the edge of probably the best residential area in the town of Sherborne. The town has a wide range of shops including Waitrose and a large Sainsbury's plus a good selection of local businesses including GP, dental and veterinary surgeries. Sherborne station has a direct rail service to Waterloo (2.25 hours) and there is a direct service from Castle Cary to Paddington (90 minutes).
